About the role
As Assistant General Manager, Operations you will report directly to the Head of Operations and play a pivotal role in assisting the General Manager in managing operations, driving project success, and ensuring that all developments are delivered on time, within budget, and to the highest quality standards. We are seeking a highly motivated and experienced Assistant General Manager (AGM) to join our dynamic team in a property development company based in Penang ,Malaysia.
Job Responsibilities:
- Oversee and monitor the progress of property development projects to ensure all project launching in timely manner. Coordinate with Project teams, contract team, contractors, and consultants to ensure timely delivery of projects. Monitor project budgets, schedules and resources to ensure efficiency and cost effectiveness.
- Prepare and update feasibility study, monitor and manage project cashflow, including cost control, revenue generation, and profitability.
- Assist in preparing development reports and forecasts for management review.
- Assist in developing and implementing strategic plans for property development and business growth.
- Conduct market research to identify trends, risks, and opportunities in the property market to provide constructive inputs to sales team to achieve pre-fixed sales target.
- Ensure the smooth daily operations of the property development division.
- Implement company policies, procedures, and standards to ensure operational excellence.
- Provide leadership, guidance, and support to project and contract teams to ensure high performance and collaboration.
- Assist in talent development and succession planning within the organization.
- Compliance and Risk Management.
- Ensure all projects comply with Malaysian laws, regulations, and guidelines.
- Identify potential risks and develop mitigation strategies to address them proactively.
- Build and maintain strong relationships with internal and external stakeholders, including authorities, land owner, investors, clients, and business associates.
- Handle negotiations with vendors and service providers to secure favorable terms.
Job Requirements:
- Bachelor’s degree in Property Development, Construction Management, Civil Engineering, Business Administration, or a related field. A Master’s degree is an added advantage.
- Minimum 10 years of relevant experience in property development, with at least 3 years in a managerial role.
- Proven track record of managing large-scale property development projects in Malaysia.
- Strong project management and leadership skills.
- Excellent knowledge of Malaysian property market regulations, planning, and development processes.
- Financial acumen with experience in budgeting and cost control.
- Effective communication and negotiation skills.
- Strong problem-solving and decision-making abilities.
- High level of integrity and accountability.
- Ability to work under pressure and meet tight deadlines.
