Job description

We are looking for a talented full-time Area Demand Manager to join our growing team. He/she will take charge of all aspects of the direct leasing to tenant leasing process.

As the Area Demand Manager, you will be responsible for marketing and increasing long-term room rental bookings for the signed properties at different clusters, implementing business strategies aligned with organizational objectives, and identifying and pursuing new business opportunities and initiatives to drive revenue.

In this role, you will drive room revenue growth by increasing occupancy rates in different clusters and developing new markets to enhance market presence and competitiveness.

Customer Engagement: Foster and maintain strong relationships with prospects, ensuring a deep understanding of their needs and delivering solutions that meet their expectations.

Team Leadership: Provide effective leadership to cross-functional teams, fostering coordination to address business challenges and optimize resources.

Responsibilities:

  • Meet potential prospects, guide and conduct room viewings on available units in desired locations.
  • Increase occupancy rates in different clusters, developing new markets to ensure revenue optimization and maximize profit growth.
  • Follow up closely on leads for potential clients, fostering and maintaining strong relationships with prospects.
  • Perform background checks, credit checks, and other responsibilities to qualify prospects.
  • Prepare tenancy agreements for potential prospects using property standards and regulations.
  • Handle rental collection, security deposits, and application fees.
  • Liaise closely with internal support departments.
  • Coordinate with the new building launch for show units and event sign-ups.
  • Develop long-term business relationships with B2B corporate clients to work exclusively on commercial deals to onboard potential tenants.
  • Stay abreast of industry trends and competitor activities to make informed strategic decisions.
  • Provide monthly forecasting and weekly activity reports.

Requirements:

  • Understanding of best industry practices in real estate and knowledge of tenancy terms and policies.
  • Advanced sales effectiveness skills and contract negotiation skills.
  • Customer relationship management and demonstrated ability to drive sales closing.
  • Efficient problem-solving and decision-making skills.
  • Effective communication skills, including verbal and written communication.
