Job Description:
CONVEYANCING LAWYER
1) To be able to do drafting for SPA and bank loans files for direct purchase with Developer and property sub-sales, JV agreement, PA documents, Novation Agreement, Lease Agreement, Tenancy Agreement etc.
2) To handle Company Purchaser and SME / Business / Commercial Bank Loans.
3) Attending to clients, correspondences, preparing status report and other types of work assigned by the firm from time to time.
4) Researching and analysing documents and case law to ensure the accuracy of advice and procedure.
5) Oversee Developer’s Project, any other matter related to conveyancing.
CONVEYANCING CLERK
1) To handle documentations of Property’s Sub-Sale, Bank Loan Documentation, Online Adjudication LHDN Portal, Smartbox Land Office & Presentation, Low Cost, Leasehold & Foreigner Consent and all conveyancing related matters with minimal supervision.
2) Able to do various bank loan for the whole file until completion.
3) Able to do subsale bank loan, refinance loan, Perfection of Transfer & Charge, Discharge.
4) Able to attend and communicate with clients, bankers and related parties.
5) Able to work and complete task within timeline, provide status update from time to time.
6) Able to follow instruction, responsible, proactive, organize & willing to learn.
7) Preferably 3-4 years relevant working experience in a similar capacity.
EXPERIENCE ADMIN CLERK (TTDI)
The suitable candidate is required to have good work attitude. Speaking and Understanding English is mandatory for the Job scope.
The candidate must be able to use the computer with basic Microsoft knowledge.
Most importantly the candidate must be a team player and be responsible and committed to the job.
Qualifications and Requirements:
CONVEYANCING LAWYER
1) Possesses a valid Law Degree and a valid Practicing Certificate.
2) Familiar with conveyancing documentations for property and vacant land such as SPA, Loan, Bank portals, LHDN Adjudication, Land Office Presentation, all types of consent such as Low Cost, Leasehold & Foreigner Consent with different land office.
3) Familiar with Company Act such as Co.Resolution and company law related to bank disbursement, SSM Registration and Discharge Process.
4) Committed, self-motivated, responsible, able to work independently with minimum supervision and complete given task.
5) Proficient in Bahasa Malaysia and English.
6) Good in time management and able to meet tight deadline.
7) Organize and systematic in handling file.
8) Professional and responsive to client’s question.
9) Preferably 3-4 years of Conveyancing Experience after chambering.
10) Full-Time position available, assistant will be provided to Senior Lawyer.
CONVEYANCING CLERK
1) Assist lawyers to prepare and handle all related conveyancing documents if needed.
2) Follow up status with banks, developers, government bodies and related parties.
3) Monitor and follow up closely with all the on-going files with email and correspondence.
4) Prepare relevant forms/ correspondence documents related to Loan files.
5) To monitor loan files from the initial stage till the completion.
6) Handle matters ranging from Developers, Banks, JMB, LHDN, Majlis Perbandaran, Land Office & Banks together with office runner.
7) Ensure to complete any task/ file given within the stipulated time in order to avoid any late penalty.
8) Liaise and maintain a good working relationship with clients, bank officers and property agents.
EXPERIENCE ADMIN CLERK (TTDI)
1) Handling a variety of administrative tasks such as data entry, document management, and correspondence.
2) Providing customer service support by responding to enquiries and assisting with general administrative duties.
3) Maintaining and updating office records and databases.
4) Performing other administrative duties as assigned to support the team.
