Building Technician

• Minimum of 1 year of experience in building management or facility operations.
• Strong knowledge of building systems, maintenance practices, and regulatory requirements.
• Excellent communication and interpersonal skills.
• Experience working with diverse tenant populations and addressing their needs.

Tasks & Responsibilities

• Assist and report to charge man, Building Executive/Manager.
• Ensure daily M & E installation is working in order and carry out periodic testing of equipment, i.e., A/C system, Fireman Intercom, CCTV, etc.
• Ensure servicing contractor carries out proper maintenance and checks on their servicing works.
• Submit report sheets and servicing reports to superior, highlighting urgent matters.
• Ensure all M & E system equipment and rooms are clean and tidy.
• Carry out minor repair works and report to superior for approval of any major repair/replacement before commencement of works.
• Assist the charge man in daily duties.
• Check and report on the daily operation of all M & E systems, including A/C systems, Fire Fighting system panels, lift control panels, etc.
• Ensure cleanliness and tidiness of all M & E systems and rooms.
• Replace fused fluorescent tubes, light bulbs, electrical accessories, and carry out minor wiring jobs.
• Ensure safety equipment in electrical rooms and Fire Fighting equipment are in order and familiarize with safety procedures.
• Check, test run, and lubricate all M & E equipment, i.e., pumps, fire alarms, ventilation fan battery chargers, etc., and report any defects to superior.
• Ensure corrective and preventive maintenance is carried out regularly and submit report sheets regularly to superior, highlighting any urgent matters.
