  • Oversee the maintenance and repair of the building, including electrical, plumbing, mechanical, and structural components.
  • Coordinate with service providers, vendors, and contractors for building upkeep.
  • Ensure cleanliness, landscaping, and waste management are properly maintained.
  • Facility & Security Management:
    • Implement security measures to safeguard the building and occupants.
    • Coordinate with security personnel and emergency response teams.
    • Ensure fire safety systems and emergency evacuation procedures are in place.
  • Tenant & Stakeholder Management:
    • Act as the primary point of contact for tenants, property owners, and management committees.
    • Address tenant complaints, issues, and requests in a timely manner.
    • Ensure smooth communication between tenants and building management.
  • Regulatory Compliance & Safety:
    • Ensure the building complies with local laws, building codes, safety regulations, and JMB/MC (Joint Management Body/Management Corporation) guidelines.
    • Handle permit applications, licensing, and renewals as required.
    • Conduct periodic safety audits and risk assessments.
  • Budgeting & Financial Management:
    • Prepare and manage building maintenance budgets, operating costs, and financial reports.
    • Monitor utility usage and implement cost-saving initiatives.
    • Assist in the collection of service charges and sinking funds.
  • Engage, evaluate, and manage contractors for maintenance, repairs, and renovations.
  • Ensure work is completed according to contract terms and quality standards.
  • Building Administration & Documentation:
    • Maintain records of contracts, maintenance schedules, incident reports, and regulatory documents.
    • Oversee administrative tasks related to building management.
  • Crisis & Emergency Response:
    • Develop and implement emergency response plans for fires, power failures, floods, and other crises.
    • Train staff and tenants on safety procedures.

Qualifications & Skills Required:

  • Diploma/Degree in Property Management, Facilities Management, Engineering, or a related field.
  • 3-5 years of experience in building/facilities management, preferably in commercial or residential properties.
  • Strong knowledge of building operations, maintenance, and safety regulations.
  • Good leadership and people management skills.
  • Strong problem-solving, communication, and organizational skills.
  • Ability to handle multiple tasks and work under pressure.
  • Familiarity with property management software is an advantage.
