This role ensures projects align with UEM Sunrise’s business goals, ESG commitments, and regulatory standards while supporting pipeline growth and landbank expansion.
Responsibilities:
Industrial Master Planning
Assist in the development of comprehensive industrial master plans that align with market demand, infrastructure readiness, and ESG principles.
- Support the preparation of industrial master plans, ensuring integration of land use, zoning, and infrastructure.
- Conduct site analysis, spatial planning, and land-use feasibility studies.
- Liaise with relevant stakeholders to support the development of GIS mapping and spatial analysis for industrial land planning.
- Work with internal teams to ensure industrial planning aligns with sustainability and ESG frameworks.
- Assist in regulatory compliance assessments and authority submissions for industrial developments.
Industrial Product Development
Support the development of industrial products that cater to evolving market needs and competitive positioning.
- Conduct market research, benchmarking, and competitor analysis for industrial product offerings.
- Assist in the conceptualization and feasibility assessment of industrial product typologies, including logistics hubs, multi-storey industrial units, and ESG-compliant factories.
- Support product positioning, pricing strategy, and technical specifications.
- Work closely with design and engineering teams to ensure functionality and market relevance of industrial products.
- Coordinate with internal departments to ensure commercial viability of industrial products.
Industrial Pipeline Development & Landbank Expansion
Assist in expanding UEM Sunrise’s industrial landbank to ensure sustainability and long-term growth.
- Support the preparation of the 5-year industrial development pipeline.
- Conduct preliminary feasibility studies for new land acquisitions.
- Assist in the development of proposals for new industrial land development and expansion.
- Track and analyze industrial market trends to refine pipeline strategy.
Approvals & Regulatory Compliance
Ensure industrial projects meet planning, environmental, and zoning regulations.
- Assist in the preparation and submission of regulatory approval documents.
- Liaise with local authorities and agencies to ensure zoning and environmental compliance.
- Support legal and compliance teams in land tenure, lease agreements, and title assessments.
Internal Guidelines & Knowledge Management
Ensure the development and continuous improvement of internal guidelines to support industrial planning and product innovation.
- Assist in the development of internal industrial planning guidelines based on corporate DNA and industry best practices.
- Contribute to annual updates incorporating key learnings from past projects.
- Support research on emerging trends in industrial planning, ESG compliance, and technological advancements.
Stakeholder & Cross-Departmental Coordination
Support collaboration between internal teams, government agencies, and external partners for project execution.
- Work with internal teams (eg. land development, infrastructure, and investment) to ensure smooth project delivery.
- Assist in engaging with industry players, logistics operators, and potential industrial tenants to align product offerings.
- Support discussions with government bodies and utility providers for approvals and infrastructure requirements.
Qualifications:
- Bachelor’s Degree in Architecture (LAM Part 1 or 2), Urban and Regional Planning, Industrial Planning, Engineering or any related field
- Minimum 5-8 years of experience in industrial planning, product development, or real estate.
- Familiarity with local planning regulations, zoning policies, and sustainability frameworks.
- Strong understanding of industrial market trends, zoning regulations, and ESG principles.
- Experience in feasibility analysis, stakeholder engagement, and authority liaison.
- Strong analytical, problem-solving, and coordination skills.
- Experience in using GIS, AutoCAD, and urban planning software.
- Strong report writing and stakeholder engagement abilities.
- Strategic thinker with a keen eye for industrial development and market trends.
