JOB TITLE: Maintenance Manager

NATIONALITY: Eligible for a working permit in Italy

EDUCATION: Certified technical diploma in mechanical (HVAC) or electrical

EXPERIENCE: Minimum 3 to 5 years in building or plant maintenance, in a similar position or promoted internally

LANGUAGE: Ability to work and communicate in a multinational environment:
- Italian – excellent oral and written skills (as applicable)
- English – excellent oral and written skills
- Additional language – beneficial

SCOPE:
The Maintenance Manager, under the supervision of the ADOE, is responsible for supporting, supervising, scheduling and motivating the hotel maintenance team while ensuring the overall corrective and preventive maintenance is completed. Responsible, under the supervision of the ADOE, to coordinate and manage the day-to-day repair and maintenance of the building engineering asset, including Fire, Life and Safety systems equipment. The Maintenance Manager oversees the engineering operation of the hotel and reports to the ADOE on a daily basis. S/he supervises engineering team members under his responsibility for high level of performance, quality of work and attendance. S/he prepares periodic (weekly, monthly, etc.) visits, inspections in accordance with the preventive maintenance plan, workload or priorities for approval by the Assistant Director of Engineering, as well as strictly monitors and follows up on Fire, Life and Security Brand Standards.

Main Responsibilities:

  1. For employees under him, completes, evaluates and follows up on employee performance reviews and six month’s progress reports on a timely basis.
  2. Maintains all hotel building and equipment in a good and neat condition.
  3. Ensures that effective and concise preventative maintenance schedules are followed.
  4. Efficiently communicates overall repair and maintenance status to the ADOE on a daily basis.
  5. Maintains all the fire-life-safety equipment in first class order.
  6. Ensures that the fire-life-safety first response team has a complete understanding of all procedures, equipment and alarms.
  7. Establishes good working relationships with suppliers who will furnish reliable 24-hour emergency service.
  8. Compiles a monthly consumption report on heat, light and power to include electricity, gas, steam and water and submits to the ADOE.
  9. Ensures all engineering team members under the direction of the Assistant Director of Engineering / Director of Engineering are exposed to hotel internal and external training on an ongoing basis.
  10. Ensures regular training is given to the engineering team members under his direct supervision.
  11. Ensures effective inter-departmental communication and good relations between the engineering team members and members of fellow departments within the hotel.
  12. Prepares and follows through on any projects as outlined by the Director of Engineering and/or Assistant Director of Engineering.
  13. Ensures all public areas are patrolled daily and all lighting is in good order.
  14. Ensures all engineering team members are permanently well groomed and in uniform.
  15. Under ADOE supervision, develops and maintains an energy conservation program allowing the hotel to meet its annual budget target.
  16. Prepares purchase requisitions and submits to the Purchasing Manager.
  17. Supervises maintenance operations whilst ensuring compliance with all engineering policies, procedures, standards and satisfaction of guests’ needs.
  18. Regularly inspects all building areas and takes any necessary corrective or preventive actions.
  19. Implements guestrooms and guest corridors corrective and preventive maintenance.
  20. Under ADOE supervision, coordinates, reviews and ensures compliance of M&E agreements.
  21. Participates in the planning and setup for hotel special functions and festive seasons and organizes the necessary actions.
  22. Conducts oneself in a professional manner at all times to reflect the high standards of Kempinski Hotels and encourages staff to do the same.
  23. Maintains a good working relationship with other employees, providing instruction and encouragement as needed.
  24. Ensures a clean, neat and organized workshop area.
  25. Performs any other tasks or projects as assigned by the Director of Engineering and/or Assistant Director of Engineering.
  26. Be on call (alternatively with any other engineering members) after normal working hours and coordinate tradespersons after hours if needed.
  27. Attends meetings and training sessions as required.
  28. Accomplishes a set of administrative duties such as leading and attending meetings, writing reports and memos and other specific duties related to the job function.
  29. Additional responsibilities and tasks can be added at any time according to the needs of the business and of the hotel.
