Job description

The General Manager of Property & Facility Management will oversee the day-to-day operations, engineering, and maintenance of luxury private residences, ensuring the highest standards of service, safety, and comfort. This role requires strong leadership, exceptional attention to detail, and the ability to work under pressure while managing teams and engaging directly with high-profile residents.

We are currently partnering with one of the biggest property developers in Indonesia who is looking for a competent General Manager of Property & Facility Management to help them in this time of growth.

Description

  1. Oversee daily operations and ensure all facilities, systems, and services are running efficiently and to the highest standard.
  2. Ensure the residences are impeccably maintained, safe, and secure at all times.
  3. Manage preventive and corrective maintenance schedules across all properties.
  4. Monitor service delivery from third-party contractors, vendors, and in-house teams.
  5. Supervise all engineering systems including HVAC, electrical, plumbing, elevators, and building management systems.
  6. Ensure all critical equipment is regularly inspected and maintained.
  7. Respond promptly to emergencies and technical breakdowns.
  8. Serve as the main point of contact for residents, ensuring prompt, professional, and personalized service.
  9. Address tenant inquiries, complaints, and service requests with urgency and discretion.
  10. Coordinate move-ins, move-outs, and onboarding of new residents.
  11. Lead and manage a multidisciplinary team including maintenance, housekeeping, security, and concierge personnel.
  12. Ensure all team members are trained, motivated, and delivering top-tier service.
  13. Foster a culture of accountability, discretion, and attention to detail.
  14. Prepare and manage annual budgets and operational expenditure.
  15. Monitor and control costs without compromising service quality.
  16. Maintain up-to-date records, reports, and compliance documentation.

Profile

  1. Bachelor's degree in Property Management, Engineering, Hospitality, or a related field.
  2. Minimum of 8 years of experience in luxury residential or hospitality facility management.
  3. Strong leadership and team management skills.
  4. Excellent communication and interpersonal abilities.
  5. High level of professionalism, discretion, and service-oriented mindset.
  6. Ability to perform under pressure and handle multiple priorities.
  7. Proficient in property management systems and Microsoft Office Suite.
  8. Fluency in English; other languages are a plus.
