Role Summary:

This role involves developing the vision & strategic direction of the BD function for the region in line with organizational priorities, building a culture of driving and monitoring operationalisation of strategy. Drives sourcing of deals with a strong network at senior levels and is well known and credible among landowners and CEOs.

Able to parley that credibility into preference for the organisation. Driving the deal pipeline for the region, ensuring the right transactions are selected and term sheets are signed basis a win-win proposition for organisation and counter-party. Ensuring for every major deal a rigorous and detailed technical due diligence, effective mitigation of risk and a water-tight business plan and documentation that secures organisations interests in the transaction.

Role Specifications:

  1. Deal Sourcing strategy and network:

    Build effective BD strategy for his/her region basis organisational priorities, business environment & global trends. Understands and translates key elements of the strategy into actionable deliverables & milestones. Is able to build and leverage an effective network in target market to ensure that we learn of deal opportunities early in the game.
  2. Pre term sheet:

    Must have an excellent understanding of market with respect to new launches, average prices, absorption trends, vacancy levels, key developers, infrastructure updates, land valuation etc.

    Thorough understanding of concepts of valuation, grasp on financial modelling.

    Strategically leverages market understanding and financial modelling concepts to arrive at right offer and accurate estimates of return parameters.

    Ability to generate multiple solutions on the fly through deep subject matter knowledge and hence create win-win situations.

    Adjust style basis situation while maintaining composure throughout (during both Internal & External Negotiations).

    Understands the regulations applicable for area statement, approvals cost & timelines, product specific norms etc.
  3. Post term sheet:

    Understands operational feasibility of the project with respect to product, design feasibility, costing, construction plan, payment plan, due diligence process etc.

    Looks at all major parameters critically and develops 100% accurate understanding. Ensures 100% error free output and ensures no risks go unnoticed.

    In depth understanding of structuring the transaction under various models and in line with local bye laws, RERA, FDI & Taxation Rules.

    Should be a strong negotiator to manage both internal and external stakeholders.

    Understands various clauses and their impact on business in all legal documents - term sheet, DA, shareholder agreement etc.

  1. Establish trust and build rapport.
  2. Ability to put forward one's point clearly and to persuade others to close deals and TDD Processes.
  3. Understands intent, concerns as well as standpoint of customers & team members so as to leverage the same to achieve results.
  4. Ability to create and deliver high impact presentations.
