Job description

Secluded Bali Villas is a fast-growing Villa Management Company based in Kerobokan/Batu Belig in Bali. We are seeking an experienced and motivated Area Operations Manager who shall report to our Operations Manager.

The Area Operations Manager's primary focus is on the operations of our Villas and dealing with our Villa Managers and staff, whereas the Operations Manager is responsible for communication to the Company Director and the Villa Owners.

This role, although office-based, will require significant time outside of the office inspecting villas and working closely with the villa managers and other villa staff, as well as coordinating with suppliers and contractors.

Key Responsibilities:

The AREA OPERATIONS MANAGER will report to and work closely with the Operations Manager to ensure that all our villas are well maintained and managed and that villa staff are properly supported and trained to ensure this happens.

The AREA OPERATIONS MANAGER is expected to:

  1. Carry out regular inspections of all villas, and identify, record and follow up on any operational issues.
  2. Coordinate with villa managers and the Operations Manager to identify solutions to operational issues, allocate responsibility, determine timescales for resolution, and monitor progress to ensure timely completion.
  3. Coordinate, review, and recommend supplier quotations for major maintenance and procurement of key items as required by the villa and/or the office.
  4. Periodically update operational SOPs for villas and conduct regular training with Villa Staff, so that they follow and understand SOPs.
  5. Maintain, implement, and monitor the preventive maintenance schedule/plan for each villa.
  6. Build a great working relationship with Villa Managers, so issues are communicated honestly, addressed professionally, and resolved quickly.
  7. Ensure Villa Managers submit regular monthly Operational reports for each villa on time and follow up on actions required.

Skills and Qualifications:

  1. Experience in villa management, property maintenance, or a related field, with ideally at least 3-4 years in a supervisory or managerial role.
  2. Strong people management skills, able to work with and guide a diverse team in different locations.
  3. Excellent communication skills, able to build strong relationships with villa managers, staff, and suppliers.
  4. Knowledge of hospitality industry standards, including guest service quality, safety regulations, and maintenance standards.
  5. A proactive, hands-on approach to managing operations, sorting out maintenance and solving problems.
  6. Organised and structured approach to ensuring operational issues are identified, addressed, and resolved.
  7. Flexibility to travel to multiple villa locations throughout Bali as required.
  8. Good written and spoken English.
  9. Fluent written and spoken Indonesian.
  10. Confident using Google/Microsoft software for creating spreadsheets, presentations, and documents.
