Who We Are:

We are currently looking for a Voids Supervisor to join our team in Hemel Hempstead. The overall purpose of the role is to ensure the efficient, effective and profitable delivery of all voids works in your allocated area, and to provide a void service that delivers maximum performance from the operational teams.

Responsibilities/Accountabilities:
  • To lead and manage the site and organisational activities, and work in a safe profitable, planned manner to achieve the programme and deliver a quality product and service in accordance with company requirements and legislation.
  • To develop and maintain positive relationships, and to promote and protect the Cardo reputation whilst remaining customer focused and in line with Company policies and values.
  • Promote and follow good project governance through the policies and procedures laid out by Cardo.
  • Understand and work within team targets and the Cardo business plan.
  • Assist in managing, reviewing and monitoring risk, program, plant, quality, cost.
  • Control project execution plans and delivery structured updates to the client.
  • Acting as ‘Neighbourhood Guardians’ for the area of which they work in and providing recommendations based upon observations.
  • Take ownership and be accountable for tasks allocated during the normal working day.
  • React to daily issues & challenges that arise within Void works.
  • Provide support & advice on procedures and technical matters to multi-trade operatives and the scheduling team.
  • Plan, allocate and evaluate daily work loads required for voids.
  • Manage deadline negotiations on tenancy starts.
  • Carry out pre-inspections of void properties and specify works which ensure the property meets the company’s re-let standard.
  • Complete transfer inspections.
  • Organise the use of approved sub contractors only.
  • Complete Works in progress inspections.
  • Complete Post inspections of the works completed and arrange the handover with the relevant client representative.
  • Update the void management system to ensure accurate data sources for performance reporting.
  • Conduct Safety audits and ensure all relevant PPE is being worn at all times.
  • Ensure requirement of H&S and company charter are followed.
  • Conduct and represent Cardo on site survey.
  • Ensure prompt resolution of queries and complaints.
  • Promote and develop best practice, partnering and Quality awareness.
  • Follow Cardo's core policy & procedures.
  • Plan, allocate & evaluate team & individual workload.
  • Be a point of contact for operatives, client and customer.
  • Ensuring compliance with all company policies and standard operating procedures.
  • Establishing and ensuring compliance with all relevant standards to include statutory and contractual compliance.
  • Timely and accurate reporting to senior management on site activities, including any supply chain activities.
  • Ensuring management of project risk.
  • Ensuring the management and clearance of any defects.
  • Prepare sites prior to the commencement of construction work (to set out the site and organize facilities).
  • Plan projects and ensure that they meet agreed specifications, budgets and/or timescales and to oversee building work.
  • Liaising with clients and reporting progress.
  • Making safety inspections and ensuring construction and site safety.
  • Maintaining quality control procedures and contractually agreed program of works.
  • Control and report on variation to contract and task instructions.
  • Control plant hire and returns.
Skills & Experience:
  • Previous experience in a voids or responsive repairs role.
  • Social Housing background - desirable.
