The Opportunity

A respected residential developer is seeking an experienced Freelance Senior Site Manager to lead the delivery of large-scale housing projects (250+ units) across Kent, with sites from Herne Bay to Dartford. This is a key role with a focus on managing the entire on-site operation, from project initiation to completion.

Key Responsibilities

1. Take full responsibility for managing all on-site activities, ensuring the project is delivered on time, within budget, and to the highest standards.
2. Lead and supervise subcontractors, trades, and site teams, ensuring the quality and efficiency of work.
3. Maintain strict health & safety standards across the site, promoting a safe working environment.
4. Oversee materials management, site logistics, and project scheduling to ensure smooth operations.
5. Ensure compliance with building regulations, NHBC standards, and all relevant safety protocols.
6. Liaise with senior management and clients, providing regular updates and addressing any issues.
7. Troubleshoot problems as they arise to ensure minimal disruption to the project timeline.

Requirements

1. Proven experience as a Senior Site Manager, with significant exposure to large-scale residential developments (250+ units).
2. Expertise in traditional and timber frame construction methods.
3. SMSTS, CSCS, and First Aid certifications.
4. Strong understanding of NHBC standards, building regulations, and site management processes.
5. Excellent leadership and communication skills, with the ability to manage large teams and complex projects.
6. Proven ability to manage projects autonomously and maintain high standards of performance.
