The Senior Property Manager (Residential) is responsible for overseeing and managing residential rental properties on behalf of the property owners. The role involves a combination of training, administrative, financial, and operational tasks to ensure properties are well-maintained and profitable. This role requires a high level of expertise and experience.
Key Responsibilities:
- Assisting with new Management sign-ups, including the Management Authority
- Attending court matters
Property Maintenance:
- Coordinate repairs and maintenance activities with approval from the property owners, as directed.
- Conduct routine property inspections and report to the property owners using Rentfind Inspector.
- Attend to and manage disaster and urgent maintenance issues
Marketing and Leasing:
- Advertise properties and manage the process of leasing
- Prepare and coordinate marketing activities for properties in discussion with the property owners
- Prepare tenancy agreements and tenant onboarding using Console Cloud and REI Forms
- Liaise with Trust Accountant for bond and rent receipts
- Conduct ingoing and outgoing inspections and prepare the reports
- Conduct final inspections through to Bond Disposal
- Manage rent and invoice arrears
- Prepare and attend Magistrates Court appearances by authority of the property owners
- Attend to Bond Disputes in accordance with the process with DMIRS
- Negotiate and manage conflict between tenants, property owners and strata as required
- Manage insurance claims on behalf of property owners
- Property management administration tasks as required
- Office administration tasks as required
Trust Accounting:
- Collect and receipt rent
- Prepare trust account bank reconciliations as required
- Liaise with property owners and the trust accountant regarding end of month and financial process.
Compliance:
- Ensure properties comply with local laws and regulations.
- Maintain a working knowledge of the Residential Tenancies Act, regulations and any amendments from time to time
- Maintain a safe and healthy workplace, and abide by workplace health and safety directives
- Manage a small team
- Any other tasks for example, conducting audits
Skills and Qualifications:
- Current registration with DMIRS
- Current CPD completed annually
- Current National Police Clearance (within 3 years to comply with DMIRS requirements)
- Valid Drivers License in WA
Working Conditions:
Based at the Peter Kuhne Real Estate office in Morley with frequent travel to our country properties located in the North Midlands approximately 350km’s from Perth. Limited travel between properties and the office as required. Use of the company vehicle on work-related business. Hours of work are full time (38 hours per week) over 5 days, with some weekend work to be expected. Where hours over 76 hours in a fortnight are worked with the approval of the Principal, equivalent time off as per the award will apply.
Out of hours contact by the office or other staff may be expected from time to time but all such contact must be managed by the senior property manager who is responsible for the after-hour requirements. On these weekends, the staff member may be contacted by another team member responding to an urgent matter, or by a tenant with an urgent maintenance issue. The office phones will have the contact details of all current tenants and the staff member is not required to answer a call unless they are able and ready to do so. The senior property manager should be available to check the phones at least 3 times per day on the roster weekend and respond, whether by phone or SMS, to any call or SMS that has been received. They are NOT required to check or answer any call or SMS between the hours of 7pm and 8am.
