Residential Property Manager

Full time, permanent, Monday - Friday (9am- 5:30pm)
£25,000 - £30,000 per annum depending on experience

The Role

This is a fantastic opportunity for an experienced Residential Property Manager to join a warm and welcoming team. You'll be at the heart of operations, overseeing the entire rental process and ensuring a smooth, compliant, and high-quality experience for tenants and landlords.

Key Responsibilities:

1. Oversee the full property management process, from lettings to compliance
2. Liaise with agents, arrange lets, and handle all related documentation
3. Use in-house CRM and property management software
4. Respond to day-to-day tenant queries efficiently and professionally
5. Manage end-of-tenancy procedures, inspections, and deposit returns/disputes
6. Handle renewals, rent reviews, and legal tenancy issues
7. Ensure health & safety compliance across the portfolio
8. Support the maintenance team with repairs and contractor coordination
9. Conduct regular property inspections and maintain high standards
10. Collaborate with the accounts team on rent arrears and payment plans
11. Update utility providers and council tax accounts during tenancy changes
12. Maintain GDPR-compliant data handling
13. Assist with development projects and conversions
14. Promote the business and contribute to continuous improvement

The Ideal Candidate:

We're looking for someone confident, capable, and passionate about property management. You'll thrive in a fast-paced environment, bring attention to detail, and enjoy solving problems to keep everything running smoothly. About you:

1. Proven experience managing a residential portfolio of 90+ units
2. Strong knowledge of lettings legislation and required documentation
3. A commitment to outstanding customer service
4. Proficiency with Microsoft Office; experience in property software is a plus
5. The ability to work independently and collaboratively
6. Excellent organisational and time-management skills
7. A proactive, professional, and presentable approach
8. A full UK driving licence and access to a fully insured vehicle
