Property Operations Manager – Up to £50k – Guildford

We are seeking a dynamic and experienced Property/Operations Manager to oversee the operational delivery of an asset of office spaces. In this role, you will optimise building operations, establish robust management processes, and create exceptional occupier experiences. You will also play a pivotal role in supporting sustainability initiatives aligned with company strategies and ensure compliance with all health, safety, and operational requirements.

Key Responsibilities:

  • Lead the management and operations of office spaces to ensure efficient, safe, and reliable performance.
  • Collaborate with on-site teams, fabric managers, and engineering specialists to maintain exceptional service delivery.
  • Build strong, professional relationships with occupiers, understanding their specific requirements and adapting operational approaches accordingly.
  • Act as the main point of contact for occupiers during fit-outs and operational assessments.
  • Implement steps towards achieving operational carbon reduction and energy efficiency improvements.
  • Support occupiers in aligning their operations with sustainability goals, minimising environmental impact, and reducing waste.
  • Develop and manage annual building service charge budgets and management accounts.
  • Establish and maintain health and safety protocols in accordance with current legislation.
  • Act as the Responsible Person and Senior Fire Warden during emergencies, ensuring that occupiers are well-informed and compliant with risk assessments.
  • Provide training and development opportunities for building management staff, fostering a culture of excellence and continuous improvement.
  • Oversee the procurement of building services and monitor the performance of contractors to uphold service quality standards.
  • Maintain and adapt operational, health & safety, and accounts manuals to reflect sector-specific requirements for office spaces.

Skills Required:

  • Proven experience in facilities or property management, preferably within the science and technology or specialist office space sectors.
  • Strong knowledge of health & safety regulations, sustainability practices, and operational process improvements.
  • Experience managing service charge budgets and delivering operational excellence in a complex property environment.
  • Excellent communication and relationship management skills, with the ability to engage effectively with occupiers, teams, and external contractors.
  • Familiarity with long-term fabric management and costing initiatives is desirable.
