Role Profile
Assist the Senior Property Manager to provide a full professional Lettings service for a portfolio of residential clients.
Main Duties and Responsibilities
- Arrange the marketing, viewings, and showing potential Tenants around properties.
- Select responsible, reliable Tenants with supervision of Senior Property Managers.
- Carry out relevant checks to confirm prospective Tenants have the 'Right to Rent' within the UK as set out by the Right to Rent/Immigration Act 2014, ensuring compliance to avoid penalties.
- Upload Reference Forms for potential Tenants/Guarantors onto the Homelet System and track progress of the reports.
- Prepare 'move in pack' for all new Tenants, including typing up Tenancy Documentation (AST's, Guarantor Forms, Inventories, and Standing Orders) and issuing these to Tenants.
- Write/respond to Clients and Tenants as required or directed by Senior Management.
- Lodge new ingoing Tenant's deposits with the Deposit Protection Service.
- Advertise properties through all available channels, including Social Media posts, Leaflets, and Photography.
- Liaise with Insurance companies and Landlords on any insurance claims.
- Ensure inspections are regularly undertaken, and action points are raised.
- Forward copies of Inspection Reports to Clients as required.
- Receive telephone enquiries from Tenants regarding maintenance issues, identify minor building defects, and instruct approved contractors.
- Maintain annual Gas Safety, Smoke & Carbon Alarms, Energy Performance Certificates, Legionella testing, PAT testing, and 5-year Electrical Installation Condition reports to comply with current legislation.
- Obtain competitive quotations from contractors for required works.

- Able to professionally resolve conflicts that may arise.
- A working knowledge of Microsoft Office packages.
- Knowledge of the deposits procedure.
- Saturday working may be required with a day off during the week.
