Property Manager - Responsibilities:

1. Conduct new build handovers and complete snagging reports.
2. Perform pre-tenancy and end of tenancy checks to ensure properties meet required standards.
3. Issue works orders and monitor outstanding works daily.
4. Authorize third-party invoices for payment related to portfolio management.
5. Ensure portfolio properties comply with all relevant regulations and safety requirements.
6. Develop and sustain professional relationships with contractors, concierges, and building managers.
7. Review check-in and checkout reports and support the Assistant Property Manager in handling additional comments.
8. Manage end-of-tenancy deposit settlements, including negotiations.
9. Oversee contractors during refurbishment projects.
10. Serve legal notices, legal action letters, and manage eviction processes.
11. Identify and notify the Head of Property Management of potential insurance claims.
12. Ensure service charges and ground rents are up to date.

Property Manager - Profile:

1. Solid experience in AST Property Management.
2. ARLA desirable.
3. Customer service is the focus.
4. Can-do, hands-on approach.
5. Excellent attention to detail and time management.
6. Highly motivated, methodical, and organised.
7. Enthusiastic, positive, and personable.

1. Basic: £35,000 to £37,000.
