Part Time Maintenance Operative – Residential Property

Location: Manchester

Hours: 20 hours per week, with one Saturday in five.

Salary: £30,500 per annum pro rata

My client is a luxury build to rent site in the centre of Manchester. Their brand is all about delivering a sustainable place to live and gather with exclusive shared resident amenities and services.

As a Maintenance Operative, you will be responsible for delivering the best experience to our customers by providing a pro-active and responsive repair and maintenance service, ensuring that faults and maintenance requests within the accommodation are dealt with in a timely manner.

Duties and Responsibilities
  1. Undertake repair and maintenance tasks to a high-quality including plumbing, joinery, basic electrical, painting and decorating and supervise any of these aspects that are subcontracted.
  2. Carry out and close reactive maintenance jobs in a timely manner and to a consistently high standard.
  3. Ensure all residents enjoy a high level of maintenance and cleanliness.
  4. Understand and respond to health and safety matters in a timely manner.
  5. Administer all maintenance and health and safety records.
  6. Carry out PPM checks (e.g. emergency lighting, fire alarm).
  7. Assist with visual daily health and safety checks.
  8. Support and complete risk assessment monitoring.
  9. Escalate all Health, Safety, Welfare and Security issues or concerns to the Line Manager.
  10. Carry out redecoration and repairs within apartments and communal areas.
  11. Identify and communicate any potential areas for future works.
  12. Complete all paperwork and procedures in line with company policy.
  13. Escort contractors whilst working on site.
  14. Conduct building audits including health & safety and compliance.
  15. Assist with periodic and tenancy end inspections and associated maintenance tasks resulting from these.
  16. Preparing apartments for occupation.
  17. Support with CapEx improvement works/schedules.
  18. Respond appropriately to emergencies or urgent issues as they arise and be part of a maintenance call-out procedure.
  19. Manage and meet agreed KPI’s as set by the line manager.
  20. Work closely with the Management team to co-ordinate the preparation of amenity spaces for events.
Attributes & Skills
  1. Previous experience of domestic/residential plumbing, joinery and basic electrical general maintenance.
  2. Hold a relevant qualification in either plumbing, joinery or electrical systems would be advantageous.
  3. Have a thorough understanding of Health & Safety legislation and the impact of the works being undertaken.
  4. Previous building mobilisation experience would be an advantage.
  5. Well organised, ability to problem solve, prioritise and work under pressure.
  6. Understanding the importance of achieving deadlines and ensuring quality output.
  7. A strong team player supporting all colleagues when required and feel confident to put forward suggestions and ideas.
  8. Attention to detail and taking ownership of all core tasks/duties.
  9. Professional presentation, confident and outgoing in nature.
  10. Excellent verbal and written communication skills.
  11. Excellent customer service skills.
  12. Fluent in written and verbal English, culturally aware and able to adapt communication style.
