Job Title: Maintenance Operative - Temporary

Location: Southall, UB1
Salary: £15-£16 per hour
Hours: 3 days per week, Monday, and Wednesday essential plus 1 additional - 8am-5pm

About Us:
Our client is a market-leading residential property management company seeking a skilled Maintenance Operative to join their team on a very large residential development in the UB1 area. This role is vital in ensuring the safety, compliance, and maintenance of the site.

You will be working alongside another maintenance operative and between you will ensure the site is running safely and to a high standard.

This is a temporary role but with potential for full time hours in the future.

Key Responsibilities:

  1. Conduct routine and proactive maintenance across the portfolio, focusing on safety equipment, including fire doors, ensuring compliance with relevant standards.
  2. Perform regular inspections, identifying issues or areas for improvement, and taking necessary corrective actions.
  3. Undertake in-house maintenance tasks such as painting, decorating, basic carpentry, and minor mechanical or electrical repairs e.g.: lock replacements, door handles, door adjustments etc.
  4. Collaborate with team members and contractors to maintain a high standard of service delivery.
  5. Ensure compliance with Health & Safety regulations, completing risk assessments where required.
  6. Maintain accurate records and reports for maintenance tasks and inspections, utilising basic computer tools like Outlook, Word, and Excel.
  7. Report directly to the Facilities Manager, assisting in implementing safety and compliance strategies.

Candidate Profile:

  1. Proven experience in routine and proactive maintenance, preferably in a residential, hotel or commercial setting.
  2. Knowledgeable in fire door compliance and safety equipment standards.
  3. Familiar with Health & Safety regulations, with relevant qualifications or certifications (advantageous).
  4. Skilled in trade tasks such as painting, decorating, basic carpentry, and understanding building systems.
  5. Strong communication skills, both written and verbal, with a proactive approach to planning and problem-solving.
  6. Ability to work independently, make critical decisions, and manage workloads effectively.
  7. Competent in using basic computer applications (Outlook, Word, Excel).
  8. Desirable but not essential: Completed FDIS (Fire Door Inspection Scheme) and IOSH (Institution of Occupational Safety and Health) training.
  9. Candidates who live locally to the site would be preferred but with excellent transport links - Elizabeth line - this is not essential.
