The role

The primary role objective of the Maintenance Co-ordinator is to provide day to day support to the Maintenance teams in providing a high level of service for the community and its residents. This role will be covering two buildings on the same development in Elephant Castle assisting the Area Maintenance Manager in their daily duties.

This is achieved through ensuring that all maintenance requests are responded to in a timely manner along with general administrative tasks.

What will you do?

  1. Assisting with the administrative duties for all maintenance works at the assets for both internal and external aspects of the buildings, amenities, common areas, public realm and grounds
  2. Ensure that all jobs are allocated and managed on the work order system in a timely manner
  3. Keep residents informed at all times encouraging excellent customer satisfaction reviews
  4. Coordinate with vendors for pre-planned and ad hoc site visits
  5. Maintain accurate records of maintenance activities, equipment and materials
  6. Providing a point of contact within the office for residents and vendors
  7. Monitoring maintenance inboxes and office phone
  8. Assign Pre Planned Maintenance tasks, monitor completion and any work orders that arise from completion
  9. Identify areas for continuous improvement contributing to the efficiency of the maintenance operation
  10. Review vendor RAMS, certification and schedules
  11. Manage vendor quotes
  12. Place orders for materials and office supplies
  13. Adhering to building standards, health & safety, statutory compliance, repair & maintenance and overall asset functionality
  14. Supporting the building maintenance and management regime to ensure the mechanical, electrical and other building services plant and equipment reach their expected life span

You will bring

  1. Good organisation skills and attention to detail ensuring efficient maintenance operations
  2. Excellent communication skills to build strong relationships with tenants, colleagues and external stakeholders
  3. Natural problem solving ability to quickly identify and resolve issues as they arise
  4. Competence in using Microsoft Office
  5. Diary management
  6. Ability to work in a fast paced environment
  7. A minimum of one years’ experience in a similar role
  8. Basic working knowledge of maintenance, service requests and apartment preparation
