Job Title: General Manager

Location: Salford Quays

Hours: 9:00 am - 5:30 pm Monday to Friday (some flexibility to work outside of these hours to support resident events or respond to resident escalations)

About The Role

As General Manager, you’ll lead the on-site team and ensure a vibrant community within the building. You’ll build and maintain the building’s reputation, drive revenue to meet or exceed targets, and manage costs within budget. You’ll also ensure the highest member satisfaction in service, responsiveness, and community spirit, while maintaining the quality of the asset and complying with all Health & Safety legislation.

Key Responsibilities:

People Management:

  1. Recruit, train, and motivate the on-site team.
  2. Conduct annual appraisals and regular 1-2-1s.
  3. Ensure adherence to processes and achievement of SLAs/KPIs.

Community Engagement & Satisfaction:

  1. Deliver top-tier service to enhance member satisfaction and retention.
  2. Develop action plans based on customer satisfaction surveys.
  3. Engage with local charities and encourage resident participation.
  4. Manage the community app with events and information.

Marketing & Lettings:

  1. Contribute to marketing strategies to maximise returns.
  2. Meet income and leasing targets, minimising void periods.
  3. Stay updated on local market and competitor services.
  4. Oversee content for the members portal and social media channels.

Planning & Daily Management:

  1. Plan and schedule work streams effectively.
  2. Provide clear instructions and promote team communication.

Financial & Reporting:

  1. Lead budget setting processes and manage development budgets.
  2. Identify opportunities for additional income and cost efficiencies.
  3. Produce regular asset performance reports with clear strategies.

Building Operations:

  1. Ensure efficient operations and service delivery on site.
  2. Monitor maintenance activities and quality control.
  3. Manage service failures and contractor performance.

Health & Safety Compliance:

  1. Oversee H&S and statutory compliance on site.
  2. Manage supplier and contractor compliance with H&S requirements.
  3. Handle risk assessments, accident reporting, and emergency preparedness.

Qualifications & Experience:

  1. ARLA or IRPM qualification desirable.
  2. Experience in residential property or hospitality sectors.
  3. Knowledge of English statutory letting requirements.
  4. Strong management skills and experience working to budgets and targets.

  4. Strong sense of ownership, communication skills and ability to influence decisions.

  6. Willingness to work flexible hours, including weekends and bank holidays.
