Job Description:
We are seeking a knowledgeable and dedicated Operations Manager, specialising in Gas Safety and Plumbing to join Gentoo's Property Safety team. This position is primarily based at our Doxford Park Head Office, with agreed flexible working arrangements.

This is an exciting time of transformation at Gentoo as we realign our Property Services. This role reports directly to our Assistant Director of Property Safety, who oversees compliance and cyclical activities, including Fire Safety Maintenance. We are looking for an experienced professional with a proven track record to bring their expertise and leadership to our dedicated Property team.

Key responsibilities will include the following:

  1. Serve as the Group's responsible person for operational delivery of Gentoo's strategic and operational Gas and Plumbing compliance areas.
  2. Lead a team of managers to ensure effective delivery of the Mechanical, Gas, Plumbing and Heating installation services, prioritising an innovative, customer-first approach.
  3. Support the Assistant Director of Property Safety by planning, managing, and delivering high-quality servicing and maintenance services.
  4. Ensure Gentoo Group complies with all relevant Gas legislation, maintaining registration and Approved Contractor status with the relevant conforming body (e.g., Gas Safe).
  5. Stay informed about changes in legislation and industry best practices to maintain your own and your team's professional competence.
  6. Keep accurate records on the Group's data management systems, including checking and approving invoices from contractors to support a seamless service provision.
  7. Deliver Gas and Plumbing services on time, within budget, and to quality standards in line with the Groups Policies and Procedures.
  8. Ensure all personnel and colleagues working in Gentoo Group buildings are suitably qualified and competent.
  9. Implement and maintain work schedules to optimise resource control.
  10. Complete forecast setting and manage budgets, ensuring regular (monthly) reports on variance to budgets and forecasts, with recommendations for efficiencies where appropriate.
  11. Support investment planning by inputting local and specialist knowledge to define work specifications and priorities.
  12. Ensure compliance with legislative health and safety requirements within the service area, including producing and monitoring risk assessments, method statements, and the implementation of CDM requirements where required.
  13. Collaborate with the Group's Asset Management teams to advise on investment priorities and key component replacements.
  14. Oversee contractor accounts, agree on contractual variations, and provide estimates for work as needed.
  15. Support the Group's emergency out of hours service (EOHS).

What we are looking for (essential experience):
  1. A Full UK Driving License.
  2. Experience of working within a management role in a diverse organisation, with demonstrable evidence of achieving excellence in the delivery of services and continuous improvement.
  3. Demonstrable expertise in Gas, Plumbing, and Mechanical areas, with relevant and current knowledge of legislative, regulatory, and statutory requirements.
  4. Knowledge and experience of the associated regulatory requirements within the specific areas, with the required knowledge of Social Housing and proven ability to deliver an outstanding service to customers.
  5. Developed knowledge of management and leadership skills to motivate and inspire staff to work effectively both individually and as a team in a changing environment.
  6. HNC in a building/construction-related trade OR equivalent demonstrable knowledge.
  7. Knowledge of RIDDOR reporting and its fundamental requirements.
  8. Demonstrable experience in building and maintaining successful relationships to present authority, presence, and integrity and to gain respect from internal and external stakeholders.

Desirable:
  1. Advanced understanding of Health and Safety management.
  2. Experience in handling high-volume, high-value repair works programs in the social housing sector.
  3. Management and leadership skills to engage and motivate colleagues to work effectively both individually and as a team in a changing environment.
  4. Expertise in landlord compliance certification and regulation procedures (e.g., LGSR, CP4, CP12, and water hygiene checks).
  5. Proficiency in IT systems to enhance organisational efficiency.
