A site based technician to oversee and manage as Competent Service Provider all tasks associated with the Water Management Systems.
Key Responsibilities
- Ensure that Planned Preventative Maintenance & Reactive maintenance is carried out to all client assets through operation of Planned Preventative Maintenance System, particularly regarding the Water Management System (WMS) and cooling Towers.
- Supervise the delivery of water management tasks by BGIS preferred water hygiene service partner in accordance with their agreed scope of work.
- Record, track, and remedy faults and defects swiftly to maintain plant in serviceable order at all times.
- Assist in the completion of 3rd party risk assessments and audits of the buildings' domestic and closed water systems.
- Undertake daily and less frequent tests and checks of the Water Systems in accordance with the Water Risk assessment and Written scheme for the WMS, escalating any issues to site Management as necessary.
- Lead in investigating, surveying, and providing solutions to all Water systems related faults for all equipment maintained under the BGIS contract.
- Provide site based solutions to all water systems related faults.
- Ensure that all site test equipment is well maintained and in date for calibration.
- Ensure that suitable site stock and spares are available for operation and maintenance of the water systems on site.
- Liaise with the Shift Leader & site team to ensure maximum plant availability, advising as necessary.
- Ensure that all plant are running/programmed to achieve maximum efficiency and energy performance, including a regular review of plant strategy for system optimisation.
- Complete comprehensive maintenance records in the form of job sheets.
- Maintain all documentation both BGIS and site fully up to date.
- Produce quotes for extra works and projects.
- Prepare, review, and utilise Method Statements and Risk Assessments for all tasks (PPM’s and reactive) to ensure safe working practices.
- Act as the lead in maintaining the 22 Bishopsgate Water Management log books in conjunction with the 22 Bishopsgate Engineering Management team.
- Provide technical input and guidance into the long-term strategy for management of the domestic and closed systems on site.
- Ensure the provision of a Safe & Healthy working environment.
- Present a professional image of BGIS to clients and visitors.
- Undertake other tasks as defined and requested by local management.
- Ensure awareness and compliance with contractual KPI’s/SLA’s.
- Keep the Computer Based Maintenance system up to date and ensure PPM and reactive tickets are closed out with accurate data captured.
- Perform any other task as directed by site management.
- Provide written reports including data analysis.
Accountabilities
Directly accountable to the Contact Manager. This post carries no direct budgetary responsibility, but financial awareness is required.
Person Specification
Education:
A good basic education is essential, with good written and spoken English and basic Mathematical skills.
Training:
Formally trained in Water Management systems (Apprentice time served, City and guilds or equivalent), L8 trained.
Experience (Essential):
Experience of maintaining and carrying out water maintenance, general all-round knowledge of Water systems, proven experience in energy saving and plant efficiency, able to provide effective written reports and cost comparisons for capital replacement costs versus energy savings.
Aptitudes:
Ability to supervise and motivate colleagues/contractors to deliver work to an excellent standard.
Character:
Committed to delivering excellent customer service, calm manner, able to work under pressure, capable of working alone, making sound decisions when needed, physically fit, able to ascend and descend vertical access equipment, work at heights and on roofs, and a team player able to work with BGIS and client’s staff of all levels.
