Job description

Overview

Take full commercial responsibility and ownership for the project, working closely with the Contracts Manager/Project Manager and the construction team to ensure a successful project is delivered, while maintaining relationships and maximising commercial returns and managing risk.

Responsibilities

• Integrate the commercial strategy, amending to suit project as it develops.
• Liaise with and commercially influence/challenge the other members of the team and the construction process.
• Take ownership for, administer and represent the company in commercial and contractual issues, including but not limited to:
• Preparing tenders, analysing, selecting appropriate subcontractors and finalising subcontract orders, financially and commercially managing to Final Account completion.
• Prepare and present forecasts, targets and CV reconciliations.
• Prepare and agree valuations, including generating certificates and invoice/payments.
• Variations prepare with adequate/appropriate records, agree as works progress.
• Update projected Final Accounts on a regular basis and prepare, submit and agree Final Account in a timely manner.
• Involvement in value engineering and design development.
• Maintain and protect JSS commercial and contractual entitlement.
• Prelim controls/monitoring - establish and maintain.
• Site records/admin and document control.
• Insurance and warranties.
• Risk/opportunity:
• Review and update project risk/opportunity plan, monitoring for changes and consider within any forecast reports.
• Manage risk arising.
• Manage opportunity.
• CVR - Maintain an independent view in commercial reporting following the Valuation Policy.

• Commercial appreciation.
• Behavioural Based Safety (BBS).
• Adjudication/dispute resolution.
• Leadership and delegation skills.
• Introduction to management.
• Legal appreciation/overview.
• CPD - Legislation and Industry Trends.
• CVR appreciation.
• Presentation and communication skills.
• Ability to communicate articulately, both verbally and in writing.
• Manage both people and situations sensitively and to commercial advantage.
