Job description

As part of Grosvenor’s ongoing strategy to provide best in class services that attract and retain occupiers, we are seeking a new Director of Office Property Management to put Grosvenor at the forefront of the industry for customer-centric, value-adding landlord services. This role will be responsible for leading a team to build strong relationships with occupiers, building on partnerships with our office tenants, driving exceptional commercial management across the office-led portfolio, and capturing and using customer insight to identify and deliver improvements to what and how we deliver services. Ultimately, anticipating and evolving landlord service offerings to elevate Grosvenor to the pinnacle of office landlords in the industry.

The successful candidate

The successful individual will need to work in harmony with our asset management office Director to support the delivery of their district strategies across our key office buildings. They need to demonstrate a depth of office and property management expertise to provide constructive challenge and innovative thinking that will enhance office district strategies, identify opportunities to use landlord services to elevate office experience, support the asset management team to drive revenue, reduce costs to Grosvenor, and provide value for money to our tenants; and deliver Grosvenor’s People and Planet positive strategy.

Responsible for 81 directly managed mixed-use properties, just over 1000 tenants (of which 211 are office tenants), and supporting the upkeep of surrounding streetscapes, they will be responsible for the commercial success and service quality of the office portfolio. They will have experience of developing and leading high-performing teams across a hybrid insourced/outsourced structure and will understand how to extract maximum benefit from a supply chain.

Key Responsibilities

  • Providing strong leadership, management and oversight to the office property management team. Set high standards and hold people to account if these are not met. Be prepared to be directly involved in and lead complex and valuable service and process improvement initiatives.
  • Creating and delivering the long-term strategy for office services to support district strategy delivery, create value for the business and key stakeholders, and grow revenue profit through robust and appropriate cost control and management.
  • Be an expert in the office sector with deep market knowledge to identify in-demand, market differentiating services early so that we can implement.
  • Overseeing the delivery of exceptional property management services to the office portfolio. Monitor and drive high performance across the office portfolio for the short and long term, ensuring key financial and social metrics are at the centre of decision making.
  • Ensuring that relevant occupier plans are considered and proactively shared with the asset management team to support customer retention, revenue increase opportunity execution or void planning.
  • Driving revenue profit through rigorous cost management and revenue generation opportunities.
  • Ensuring property management statutory compliance activities are up to date.
  • Embedding Grosvenor’s People and Planet positive activity through our services and tenant engagement. Champion sustainability across the office portfolio, both directly and indirectly.
  • Be an ambassador for Grosvenor, ensuring we maintain and enhance our long-term reputation with the local community. Identify and engage actively with the most strategic and highest value tenants to achieve the portfolio's commercial and placemaking objectives.
  • Supporting the planning and business case creation for development planning, design and handover resourcing.

Key Requirements

  • Deep recent experience in the office sector.
  • Extensive experience in the property management sector.
  • Experience of leading high-performing teams.
  • Experience of driving process and process improvement.
  • Strong leadership skills to lead, coach and grow the team – ability to build, inspire and lead very high performing teams.
  • Strong project management skills with the ability to manage multiple work streams simultaneously.
  • Excellent communication skills, with experience of creating cross-organisational alignment.
  • Strong analytical skills and experience with using data analysis to drive performance. Ability to lead on value creation, cost control and budgetary management.
  • Management consultancy or similar experience would be well received.
