Job Title: Residential Development Manager

Salary: £50,000 per annum – £60,000 per annum

Hours: Monday – Friday (9:00am – 17:00pm)

Location: South West London

Profile:

Our client is the UK’s leading residential property service provider, caring for 330,000 homes in England, Wales and Scotland, across 5,800 developments. Responsibilities:

  1. Manage 196 units across 5 blocks.
  2. Oversee a team of 10 members of staff, including 1 Assistant Development Manager, 8 Concierge, and 1 Estate Operative.
  3. Ensure effective service levels and act as the representative towards customers, clients, and developers, maintaining all areas of the development.
  4. Maintain working relationships with the committee of any Residents Association / RMC, RTM Co.
  5. Attend meetings as appropriate and deliver ongoing training needs to support the team.
  6. Utilise appropriate internal and external methods and support.
  7. Conduct frequent reviews with direct reports, providing constructive feedback and coaching to ensure KPIs and SLAs are met.
  8. Manage performance, including guidelines, holiday/sickness absences, and organise shift cover.
  9. Control costs and review expenditure and accounts, assisting with setting service charges and preparing financial summary reports.
  10. Conduct proactive customer, contractor, and client meetings to ensure timely administration of issues.
  11. Respond to complaints, collaborating with the Regional Manager for Stage 2 responses.
  12. Conduct risk assessments, health and safety checks, ensuring concerns are addressed within the timeframe.
  13. Monitor and supervise contractors on-site.
  14. Ensure all works orders are monitored and delivered on time.
  15. Conduct reactive/planned works to a high quality.
  16. Investigate and report all irregular incidents to the development manager.
  17. Provide emergency query responses, including attendance when necessary.
  18. Conduct regular inspection audits of the site and organise remedial action as required, maintaining the building's fabric to a high standard.

Essential Experience:

  1. Service charge budget experience required.
  2. 4 years experience working as a Residential Development Manager.
