Job description

Our client, a well-established, family-run construction company, is seeking a Contracts Manager to join their team. Specialising in heritage restorations, new builds, offices, care homes, and schools, they deliver high-quality projects across Kent and Southeast London, with values ranging from £50,000 to £2 million.


This role offers a unique opportunity for an experienced Contracts Manager or a Quantity Surveyor with strong contract management skills to take on a leadership position within a company that values quality, collaboration, and innovation.


Contracts Manager - Benefits:

Contracts Manager - Role Overview:

Project & Contract Management

  • Lead and coordinate projects from heritage restorations to modern new builds
  • Oversee contract negotiation, programming, and project delivery
  • Manage RFIs, construction phase plans, O&M manuals, and project reporting
  • Ensure high-quality delivery on time and within budget

Quantity Surveying & Financial Control

  • Handle cost planning, valuations, variations, and final accounts for smaller projects
  • Assist with estimating and tender preparation
  • Track budgets, forecasts, and valuations, ensuring financial targets are met
  • Identify and implement cost-saving opportunities

Team Leadership & Development

  • Recruit, manage, and develop site and office teams
  • Set clear KPIs and performance goals
  • Provide coaching and training to ensure high standards

Client & Stakeholder Management

  • Build and maintain strong relationships with clients, subcontractors, and suppliers
  • Attend site meetings and swiftly resolve any issues
  • Serve as the main point of contact from contract negotiation to project completion

Health, Safety & Compliance

  • Lead health & safety initiatives, conducting site inspections and risk assessments
  • Ensure compliance with industry regulations and best practices
  • Promote a proactive safety culture across all projects

Contracts Manager - Requirements:

  • Experience managing heritage refurbishments and modern commercial & residential builds
  • Strong knowledge of traditional and modern construction methods
  • Familiarity with JCT contracts and contract law
  • Health & Safety certifications (IOSH, NEBOSH, or equivalent)
  • Proficiency in Microsoft Project, Excel, and Word
  • Leadership skills with a track record of managing successful teams
  • Professional accreditation (MCIOB, MRICS, or equivalent) - preferred but not essential
