JOB TITLE: Project Manager - MEP

REPORTS TO: EDC Engineering

ROLE OVERVIEW:

Acting as the Owner's representative, manage all MEP-related activities associated with the general construction and/or interior improvements plus miscellaneous capital projects while adhering to the project schedule, budget, lender and/or ownership (partner) requirements. Will interface with the EDC engineering and operations teams.

RESPONSIBILITIES:

  • Support the project's lead Construction Manager and the project(s) as a whole for MEP-related items.
  • All items listed below pertain particularly to a focus on the design, construction, and operations of MEP-related items. MEP-related items include particular emphasis on disciplines such as Fire Suppression, Mechanical / HVAC Systems, Plumbing, Electrical, Lighting, Low-Voltage (Audio/Visual, Information / Technology, Electronic Safety and Security), Building Management System / Mechanical Controls, and Commissioning.
  • Coordinate and facilitate general construction activities.
  • Assist in preparation of project budget and capital improvement project projections.
  • Interface with the 3rd party engineering firm and assist in drawing and specification preparation as well as review pricing and consultant/construction contracts.
  • Provide management of building equipment testing, startup, final Commissioning, and acceptance turnover.
  • Interface with the Operations / Building Engineering group to ensure a smooth transition from construction into operations and to work with Operations / Building Engineering to address major MEP system related issues.
  • Negotiate, coordinate, and direct the work of Owner-direct MEP-related subcontractors / vendors.
  • Monitor and review contractors' work as it relates to budget, schedule and owner's program.
  • Ability to review and understand contractors' critical path schedules as related to MEP-related activities and their effort on the overall schedule.
  • Interface / management related to jurisdictional authorities, testing agencies, and permitting / inspections.
  • Prepare construction updates for the development group and/or ownership.
  • Prepare and monitor cost estimates, budget updates, change order reports.
  • Review working drawings and ensure the various disciplines are properly coordinated.
  • Administer and/or support change order procedures and contractor progress payments.
  • Maintain and monitor the progress of punch lists.
  • Control project documentation and historical data regarding construction.
  • Assist EDC in space planning, budget preparation, material selection, cost estimating, construction contracts, cost monitoring and organize into related spreadsheets as required.
  • Encourage a safe working environment and reviews all required OSHA and Worker's Compensation safety and accident reports with the General Contractor.

EXPERIENCE:

  • Five years in a MEP-focused role for a general contractor, designer construction-administration role, or MEP-focused construction related experience - with two of the years being in a management role.

EDUCATION:

  • Bachelor's degree, preferably in construction science, engineering or related field.
  • LEED NC certification or other helpful but not required.
  • Professional Engineering License is helpful but not required.

SKILLS/CERTIFICATIONS:

  • Demonstrate understanding and successful application of general construction terminology and processes.
  • Ability to organize and manage multiple tasks and/or multiple projects effectively, thus balancing competing priorities while maintaining timely responsiveness.
  • High degree of organizational skills and self-motivated, independent problem-solving ability.
  • Respect for details and the ability to execute at a high level with significant independence.
  • Consistently meet deadlines, which may require additional hours beyond a standard workday.
  • Identify risks early and present well thought out solutions or corrective action plans.
  • Read and interpret construction related manuals, research/instructional reports, safety rules, and methods and procedures in mechanical drawing and layout work.
  • Read and interpret detailed construction drawings and specifications and communicate findings with team.
  • Negotiate and interpret the intent of contract documents and mediate disputes as needed.
  • Analyze and interpret various types of data in order to draw conclusions and solve problems.
  • Interact with employees, visitors and contractors with poise and diplomacy.
  • Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction, and style.
  • Speak before an audience with confidence, using appropriate communication skills/style.
  • Establish and maintain a cooperative working atmosphere among staff and contractors.
  • Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.
  • Perform numerical and financial calculations including calculating surfaces, volumes, weights and measures.
  • Demonstrate proficiency in Microsoft Office software and utilizing Microsoft Project to produce a project-based and multi project plan.
  • Communicate the multi project plan to the operations team for coordination with scheduled PM activities.
  • Experience with the financial industry and data center environment is a plus.

WORKING CONDITIONS:

  • Work indoors approximately 85% of the time and outdoors 15% of the time.
  • Ability to climb up and down stairs, ride temporary construction hoists, access restrictive openings and perform punch lists and emergency procedures.
  • Ability to lift up to 25lbs.
  • Though occurrences are rare, be accessible 24 hours a day in case of an emergency.
