Role: Construction Site Manager
Project: £11m New Build Leisure Center
Location: Kent
Project Type: Cross Laminated Timber (CLT) Construction
Reporting To: Visiting Project Manager
Contract Type: Full-Time, Permanent


Job Overview:
We are seeking a proactive, experienced, and highly organised Construction Site Manager to oversee the day-to-day management of an £11m new build leisure centre project located in Kent. The project will be constructed using Cross Laminated Timber (CLT), and the Site Manager will be responsible for running all packages of work, including internal, external, and all trade packages. This is a unique opportunity to work on a high-profile project that will deliver a state-of-the-art leisure facility. You will report to a visiting Project Manager and take ownership of the project's successful delivery from construction through to handover.


Key Responsibilities:

  • Site Management: Lead and oversee all day-to-day operations on-site, ensuring that the project is delivered on time, within budget, and to the highest quality standards.
  • Project Handover: Take responsibility for delivering the project through to handover, ensuring that all tasks and obligations are met.
  • Health & Safety: Enforce and ensure full compliance with all health and safety regulations on-site. Conduct regular site inspections to ensure safety standards are adhered to.
  • Stakeholder Management: Maintain communication with project stakeholders, including the visiting Project Manager, subcontractors, suppliers, and consultants, ensuring smooth coordination across all parties.
  • Coordination of Trades: Oversee and manage all trade packages on-site, including but not limited to structure, cladding, internal finishes, MEP (Mechanical, Electrical, and Plumbing), and external works.
  • Quality Control: Ensure the quality of work is maintained to meet the project specifications and client expectations. Conduct regular inspections and address any defects or non-conformance issues promptly.
  • Scheduling & Planning: Ensure work is carried out according to the project schedule. Report on progress, delays, and any potential risks to the visiting Project Manager.
  • Documentation & Reporting: Maintain accurate site records, including daily reports, site diaries, and other essential documents. Ensure that project documentation is up-to-date and accessible.
  • Subcontractor & Supplier Liaison: Supervise subcontractors, ensuring that they meet deadlines and quality standards. Resolve any issues or conflicts that may arise.
  • Cost Control: Assist with monitoring project budgets and identify any cost-related issues. Ensure that work is completed within budget and provide reports as necessary.
  • Problem Solving: Address and resolve on-site challenges as they arise, ensuring the project stays on track.


Key Skills & Qualifications:

  • Experience: Minimum of 5 years' experience working as a Site Manager, preferably with a background in managing large-scale construction projects, particularly leisure or commercial builds.
  • Experience with CLT: Prior experience working with Cross Laminated Timber (CLT) construction methods is highly desirable.
  • Construction Qualifications: A relevant qualification such as a degree in construction management, civil engineering, or a similar field is preferred. Alternatively, NVQ Level 6 or equivalent in construction management would be considered.
  • Health & Safety: SMSTS (Site Management Safety Training Scheme) and First Aid certification are essential.
  • Communication: Excellent communication skills, both written and verbal, with the ability to manage multiple stakeholders and teams effectively.
  • Organisational Skills: Strong planning, organisational, and problem-solving skills.
  • Attention to Detail: A keen eye for detail with the ability to identify and rectify issues proactively.
  • Leadership: Demonstrated leadership abilities with experience in managing large teams of subcontractors and tradespeople.

  • Location: On-site in Kent, with potential occasional site visits to other locations as required.
  • Hours: Standard working hours with occasional flexibility needed to meet project deadlines.
