Job Title: Commercial Manager


About the Company: A well-established and fast-growing property development and construction company is seeking an experienced Commercial Manager to join their team. With a strong reputation for delivering high-quality residential, commercial, and mixed-use developments, the company is at the forefront of urban regeneration and large-scale development projects across the North West.


Role Overview: As the Commercial Manager, you will play a key role in overseeing the financial and contractual aspects of multiple construction and development projects. You will ensure cost control, risk management, and profitability while maintaining strong relationships with stakeholders, suppliers, and subcontractors.


Key Responsibilities:

  1. Lead and manage all commercial aspects of construction projects from inception to completion.
  2. Develop and implement effective cost control strategies, budgets, and forecasts.
  3. Negotiate contracts, procurement agreements, and supply chain management.
  4. Monitor project costs, variations, and financial performance to ensure profitability.
  5. Conduct risk analysis and implement mitigation strategies.
  6. Work closely with project managers, site teams, and senior leadership to align commercial objectives with business goals.
  7. Manage and mentor junior commercial staff, fostering professional development within the team.
  8. Ensure compliance with contractual and regulatory requirements.
  9. Identify opportunities for value engineering and cost savings.

Key Requirements:

  1. Proven experience as a Commercial Manager in the construction or property development sector.
  2. Strong understanding of commercial management, procurement, and contract negotiation.
  3. Excellent analytical and problem-solving skills with a keen eye for detail.
  4. Ability to manage multiple projects and meet deadlines in a fast-paced environment.
  5. Strong leadership and communication skills to collaborate effectively with internal teams and external stakeholders.
  6. Proficiency in cost management software and financial reporting tools.
  7. Relevant qualification in Quantity Surveying, Commercial Management, or a related field (RICS accreditation is desirable).
