Job description

We are looking for a Caretaker/Maintenance Operative for our client based in Basingstoke.

Hours: Monday to Friday - 8am to 5pm
Salary: £27,000
3 Month fixed term contract - with potential to be extended.

Overview: This is a hands-on role, responsible for the day-to-day running, cleaning, and maintenance of a site containing a residential building set in their own grounds.

General and Grounds Responsibilities:

  1. To undertake each morning a visual inspection of the fabric of the building to identify any issues for resolution.
  2. Sweeping of the car park area and a litter pick of the grounds daily/as required.
  3. Some mowing/hedge trimming and general grounds maintenance will be required.
  4. A visual inspection of the interior common parts to identify any issues for resolution whether cleaning or decorative.
  5. To be responsible for the statutory tests for the fire alarm system, emergency lighting, and fire doors.
  6. Management of the parcel locker system with training given.
  7. Bin store management - movement of bins for collection.
  8. Preparation of flats for move-ins.
  9. Dealing with tenants' queries on a daily basis.
  10. Daily communication with the managing agent.

Maintenance Responsibilities:
  1. To deal with general maintenance and decorative issues within the communal areas and flats.
  2. To complete minor repairs to appliances.
  3. To complete minor plumbing repairs.
  4. To complete redecoration as required/requested.
  5. To complete end of warranty snagging.

Cleaning Responsibilities:
  1. To deal with any ad hoc cleaning as required outside of cleaners' weekly visit:
  2. Vacuum hallways and stairs in both buildings.
  3. Sweep and mop lobby areas daily, removing any litter.
  4. Deep cleaning of lifts inside and out, polishing mirrors/doors.
  5. Clean main front door glass.
  6. Dust internal communal window frames and sills.
