Permanent Job - Building Surveyor, social housing

Main Job Purpose: Working for a large Social Housing Provider, to assist the Senior Surveyor and the Asset Team.

The role: The main purpose of the job is to provide efficient and effective oversight to the planned investment contracts.

1. Management of contractors undertaking the works
2. Performance monitoring
3. Undertaking accurate specifications
4. Checking of H&S on site
5. Quality checking of works
6. Ensuring that works are delivered to agreed budgets
7. Conduct detailed property inspections to identify issues having the ability to solve problems
8. Prepare accurate, comprehensive reports and provide recommendations for remedial actions in line with best practices
9. Liaise with tenants, landlords, and other parties to investigate complaints and resolve disputes effectively
10. Ensure compliance with relevant housing legislation, including the Homes (Fitness for Human Habitation) Act 2018
11. Work collaboratively with contractors, maintenance teams, and external stakeholders to oversee Investment works and ensure quality standards
12. Maintain up-to-date records and documentation using internal systems

KEY RESPONSIBILITIES:

1. To survey and specify work required to ensure properties meet the lettable standard
2. Utilising approved contractors, organise work to a conclusion, to achieve the appropriate quality within agreed timescales
3. To survey NPH managed buildings, provide detailed condition data and advise the need for remedial work or inclusion into other works programmes, as required. To organise that work as directed
4. Visit sites in order to monitor and supervise construction works to ensure compliance with any contracts that are in force, compliance with specifications, Health & Safety etc. and ensure volumes of works carried out compare to any interim and final invoices prepared by Contractors
5. To issue written site instructions to Contractors to vary works within approved limits and assist in the collection of documentation to check the validity of claims for extra payments
6. Ensure works conducted in cooperation with tenant's needs and that the Contractors are abiding by the terms of their contract with regard to customer care
7. Maintain a site diary/ documentation which contains accurate daily record of weather, labour, plant and progress
8. Provide timely progress information to keep officers, tenants

About you:

1. Recognised building/M&E related qualification
2. Knowledge and understanding of the housing sector
3. Knowledge and understanding of building construction, property maintenance and planned investment
4. Proven Experience of undertaking a variety of building surveys in relation to delivering planned investment works and services to leaseholders and tenants
5. Ability to apply strong specialist skills to managing technical areas of responsibility
6. Working knowledge of current CDM
7. Excellent organisational and project management skills
