ABOUT NATTA BUILDING COMPANY

Established over 50 years ago, Natta Building Company Ltd specialises in Building and Civil Engineering projects. The work we undertake in various sectors includes commercial, healthcare, residential, including the building of new homes, care homes, real estate development, section 278 and 38 infrastructure roads, sewers and services, large scale ground working for commercial buildings, schools, prisons, housing developments and high-quality external works packages. We also undertake design and building packages with experience in various build styles including steel frames, reinforced concrete frames, basements and traditional brick/block work. SUMMARY OF RESPONSIBILITY

This varied and satisfying job begins at the design stage of a major construction project and runs right through to its completion. It is the responsibility of this job role to ensure that works run smoothly and are completed safely, to the highest quality on time and to budget. Project Managers are in charge of the overall planning, management, co-ordination, safe working environment and financial contract of a project which is very rewarding. Working as part of the Site Team, you will report into the Construction or the Operations Director, who then reports to the Managing Director based at Natta Head Office. You must be able to perform this role to tight deadlines, kept within strict budgets and create a positive working environment, maintaining good client relationships throughout the contract. You will be expected to support the development of leadership, both on site and within the office to organise the best team to complete the project.

MAIN TASKS

  1. Plan and manage the safe delivery of the project and direct a multi-disciplinary team through the project to ensure deadlines are met; ensuring that detailed programmes are drawn up for each stage.
  2. Manage the day-to-day working, utilisation, implementation and technical consultants engaged on client assignments, ensuring the correct material turns up before a job, and explaining the work ethics and activities to colleagues.
  3. Manage relationships with the client team and third parties to ensure works are able to progress without delay.
  4. Ensure that all stakeholders are kept up to date with works progress.
  5. Ensure completed works are signed off before they are accessed by follow-on trades.
  6. Liaise with estimators, buyers and commercial managers to ensure that materials are being ordered on time and in sufficient quantities to meet project deadlines.
  7. Identify any aspects of the project which have significant potential to cause disputes or additional costs to be incurred and resolve as appropriate.
  8. Record all activities outside the scope of works.
  9. Contribute to and develop detailed scopes with the cost team.
  10. Plan works thoroughly to maintain a safe system of work specific to each project.
  11. Interrogate design to ensure buildability and identify opportunities for improvements.
  12. Ensure that the clients' requirements are balanced with the overall aims of the Natta Building Company targets and plan and arrange visits to new potential clients.
  13. Develop and improve working practices to improve efficiency and minimise wastage.
  14. Report progress on projects to senior management, maintain and update project reporting, checkpoints and financial reporting to a high standard.
  15. Prepare client project reports.
  16. Prepare and submit a final report on conclusion of the project.
  17. Ensure sufficient staffing levels for effective work to be carried out, to the required standard, with cover for holidays.
  18. Ensure each section of work is benchmarked (at the required standard) with the client to avoid later disputes.
  19. Chair weekly project meetings.
  20. Complete the site start-up checklist.
  21. In conjunction with the Senior Contracts Manager and HR Manager, identify underperformance within the team and address ensuring the correct disciplinary procedures are followed as necessary.
  22. Maintain a current set of working drawings on site.
  23. Review, mark up and understand technical drawing detail including CAD type software.
  24. Hold safety briefings and ensure that actions arising are carried out.
  25. Carry out safety inspections at agreed intervals.
  26. Ensure Natta weekly procedures and reporting is undertaken.
  27. Coordinate required support levels and training.
  28. Maintain a detailed site diary listing current operations, material orders and deliveries, plant and labour resources.
  29. Ensure all the relevant work permits are in place before tasks start, e.g., hot works and dig permits, ensuring these are filed and signed off at the correct intervals.
  30. Coordinate and organise all necessary health and safety files, operation and maintenance manuals and home user guides as necessary.

KEY SKILLS

  1. Detailed knowledge and implementation of the latest HSQE construction standards.
  2. Detailed knowledge of Building Control and Warranty requirements.
  3. Detailed knowledge of construction contracts.
  4. Detailed knowledge of fire standards.
  5. Detailed knowledge and implementation of construction best practice and initiatives to the benefit of Natta and clients where applicable.
  6. Deliver projects with zero defects on time to quality standards.
  7. Communication and team coordination including presentation skills.
  8. Professional preparation of and contribution to CPHS, CMTP, scaffold plans and all necessary site policies.
  9. Understanding and delivery of quality throughout the whole construction process.
  10. Create full detailed and logic linked construction programmes utilising professional programme software identifying milestones, critical path, lead-in items and record all key and critical events.
  11. Prepare and issue weekly dropline programmes via professional programme software.
  12. Utilisation of electronic drawing, snagging and collaboration databases.
  13. Seamless knowledge and use of key hardware and software packages including but not limited to programming, Microsoft Office, CAD viewers, database and drawing systems, snagging systems.
  14. Material take off and ordering.
  15. Ability to lead team meetings.
  16. Ability to present in client meetings.
  17. Coordination of deliveries and construction.
  18. CSCS black card, SMSTS training, First Aid Training, Considerate Contractors knowledge.
  19. Temporary works coordinator.
  20. Crane coordinator.
  21. Report writing and presentation as necessary.

EXPERIENCE

  1. Residential apartments.
  2. Important: experience of building care homes.
  3. Multi-storey schemes.
  4. Traditional building.
  5. RC frames.
  6. Basement works.
  7. Projects circa £10m plus.
