The role

The purpose of the role is to manage specialist contractors delivering component work packages within Orbit Housing Associations planned investment programmes ensuring high standards of quality, value for money and completion within agreed timescales.

To prepare and issue accurate data to Project Managers for financial monitoring, forecasts, business planning and other necessary information to inform performance decisions and actions.

This role is part of the Property Directorate where you'll help us to lead the way keeping our promise to more than 100,000 customers.

What you'll achieve

  • Lead the delivery of all aspects of component investment programmes issued under the direction of the Project Manager with an annual value approximately £4m.
  • Ensure that all programmes are compliant with CDM Regulations 2015 including the preparation of Pre-construction Information, appointment of Principal Designers, the review of competencies and that all other statutory information is in place (Construction Phase Plans and RAMS), and that necessary information is recorded on Orbit's management systems.
  • Conduct and/or manage recorded quality audits including sampling of works both during and after completion. Instruct and manage defect rectification and issue necessary completion records when complete.
  • Carry out appropriate and thorough surveys to support the specification and accurate quantification of component programmes, and ensure decisions are properly documented to evidence best practice.
  • Support Customer and Leaseholder consultation to ensure works are designed, planned, and executed in line with their expectations including statutory and legislative obligations.
  • Communicate effectively with Customers regarding any works that impact their home, their wider living environment and their quality of life including representing Orbit Housing Association Customer meetings when required.
  • Support the Project Manager in assessing progress on projects, taking corrective action as required to ensure all projects are delivered on time, on budget and to quality standards as evidenced by agreed Key Performance Indicators.

What you'll bring

Essential skills

  • Project Management experience including investment works with customers in their own homes.
  • Knowledge and experience of general professional disciplines including programming, quantity surveying, contract management and design.
  • Excellent communication skills (written and oral); able to communicate effectively with technical and non-technical audiences.
  • Able to travel to meet the requirements of the role.
  • Willing and able to participate in the out of hours emergency duty rota.
