Pub Layout

The pub has been beautifully decorated throughout following the investment. Upon entering, you will find an L shaped bar servery which serves all areas of the pub. Throughout, there are several areas designed to offer something for everyone, including a games area with pool table and darts boards and TVs throughout offering Sky Sports. There will also be snug areas for those wanting to enjoy a quieter drink. Externally, the garden areas will be extended to offer additional seating and will feature an external TV to the rear.

Trading Style

The Eagle is a true community pub that will benefit from the warmer weather with its newly extended beer garden. It shows televised live sports throughout the week on both internal and external TVs. There is an opportunity to develop sports teams for both pool and darts. The new operator will need to provide a sound base for sports teams and traditional bar games including football, pool, darts, dominoes, and quizzes, along with a vibrant and varied entertainment program at weekends. The new operator will put the community at the heart of everything that goes on and will strive to make the Eagle the community hub in the local area.

Accommodation

The private accommodation consists of three bedrooms, lounge, kitchen, and bathroom.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock, and day-to-day running costs whilst you take home 18.5% of the net weekly sales, all employment costs relating to your staff, and any council tax and TV licence for the residential quarters.

All new operators have comprehensive free training as part of their agreement.

BDM Vision

Nicky Alsop, the Business Development Manager, is seeking an experienced community and sports-obsessed operator. Experience in running a similar venue would be advantageous, and applicants must have the right sales-focused ideas to maximise sales before and after games whilst ensuring customers are served in a safe environment. You will need to plan and execute weekly entertainment such as quiz nights, bingo, karaoke, and live music and ensure a return is made on your weekly entertainment allowance. The ideal applicant will be able to demonstrate a good understanding of the local marketplace as well as be community-focused with a good knowledge of sports.
