Summary:
The System VP of Real Estate Development and Facilities is responsible for leading the strategic planning, development, and management of real estate and facilities to support UNC Health’s goals. This role includes overseeing capital projects, planning and managing facility operations, ensuring regulatory compliance, and aligning real estate strategy with organizational objectives. This leader ensures strict adherence to established policies and procedures, ensuring the entity’s conduct aligns with the highest standards dictated by applicable laws, regulations, sound business practices, and our Code of Conduct.
Responsibilities:
- Develop and execute a comprehensive real estate and facilities strategy that aligns with the organization’s mission, vision, and goals.
- Identify and evaluate new real estate opportunities, including acquisitions, leasing, and development projects.
- Lead and manage large-scale real estate projects, including site selection, design, construction, and renovation of healthcare facilities.
- Collaborate with senior leadership to plan and prioritize real estate investments and capital projects.
- Develop and implement facility management policies and procedures to optimize operational efficiency and cost-effectiveness for +9M sq. ft.
- Manage relationships with external vendors and service providers, ensuring high-quality service delivery and contract compliance.
- Build a Facilities team that will manage the day-to-day operations of all healthcare facilities, ensuring they are well-maintained, safe, and compliant with all relevant regulations and standards.
- Ensure that all facilities comply with healthcare regulations, building codes, safety standards, and accreditation requirements.
- Monitor and manage the facilities’ compliance with local, state, and federal regulations, including healthcare-specific requirements.
- Conduct regular audits and assessments to identify and address any potential issues or areas for improvement.
- Develop and manage budgets for real estate development and facilities operations, ensuring effective cost control and resource allocation.
- Analyze financial performance and report on key metrics related to real estate and facilities investments.
- Negotiate and manage contracts related to real estate transactions, facility maintenance, and construction projects.
- Serve as the primary liaison between the organization, internal and external stakeholders, developers, architects, and community partners.
- Communicate effectively with stakeholders to align real estate and facilities initiatives with broader organizational strategies and objectives.
- Represent the organization in public forums and industry events as needed.
Education Requirements:
- Requires a Master's degree in an appropriate discipline.
Licensure/Certification Requirements:
- No licensure or certification required.
Professional Experience Requirements:
- Requires 12 years of progressively responsible experience, including 10 years of people management experience
Knowledge/Skills/and Abilities Requirements:
- In-depth understanding of real estate principles, market trends, and valuation methods.
- Knowledge of facility operations, maintenance, and maintenance best practices.
- Proven ability to manage complex real estate projects from inception to completion.
- Effective leadership skills to manage and motivate a team of real estate professionals.
- Meticulous attention to detail in all aspects of real estate management.
- Focus on achieving measurable outcomes and driving value for the organization.
