Our organization is hiring a Site Superintendent position based out of our buildings in Kitchener, ON. The ideal candidate is highly organized, efficient and detail oriented. The Site Superintendent will be responsible for maintaining a monthly cycle of duties and maintain the day to day operations of rental sites as assigned with an emphasis on building successful internal and external relationships with both team members and tenants.
OBJECTIVES OF THE SUPERINTENDENT
- To assist the Property Manager to keep present suitable residents and to attract a high caliber of new residents.
- To assist the Property Manager by always maintaining the property and building(s) at high standards.
- To expand your skills, especially those in which you are least experienced, so that you will exceed in your career.
- To provide professional and prompt service to the residents who report problems.
- To assist in protecting the property Owner’s investment in the property by carrying out regularly scheduled inspections, maintenance, cleaning, rent collection, custodial care and non-routine repairs in a professional manner.
COMPENSATION
$40,000.00 & includes a live in unit rent free.
MAINTENANCE AND ADMINISTRATION SPECIFICATIONS AND STANDARDS
- Carry out daily, weekly and scheduled inspections and maintenance on all mechanical and fire safety equipment within the schedules set out by the Property Manager.
- Clean, repair and prepare for occupancy all vacant residential units, including without limiting the thorough cleaning of appliances, floors, ceramic tiles, windows, cabinets, drawers, and all plumbing fixtures, etc.
- Use building repair and replacement supplies and cleaning products prudently. Maintain up to date accurate inventory lists and order replenishments only as directed by the Property Manager and only with an authorized purchase order number.
- Properly attend to and follow up on all common area deficiencies and resident problems by documenting the details in the CRM system. In the case of in-unit repairs these should be signed by the resident and forwarded to the Property Manager to follow up on if you are unable to correct the problem, or for filing if corrected.
- Assist residents in registration, payments, communications & maintenance on the Tenant Portal system.
- Respond to all emergencies such as fire, flood, no heat, elevator failure, power failure and any other such problem that could be termed/deemed an emergency.
- Supervise all the work done by outside trades by recording all of their times “in” and “out” and all materials used. The trace should leave you with all replacement parts and these should be dated, tagged and given to the Property Manager.
- All purchase orders, other than for emergencies, must have the prior written approval of the Property Manager.
- Properly receive and verify quantities from orders and securely store all supplies received for your building. Also, forward a copy of the purchase order to the Property Manager with your written comments as to whether or not all items were properly received.
- Report in writing to the Property Manager, any deficiencies of any nature for your property/building and other buildings if it is a part of a larger development. Perform landscaping duties such as flower watering, gutter, sidewalk and parking lot sweeping, letter pick up, etc.
- Ensure that snow is removed from all walkways, entrances, stairs, driveways, fire hydrants and parking lots on a timely basis.
- Apply salt and/or sand to exterior walkways, entrances, stairs, driveways and parking lots when necessary to eliminate hazardous ice and/or snow.
- Remove litter from the grounds on a daily basis and more often if required.
- All grass areas are to be neatly trimmed in lines as of the original layout and along all sidewalks, roadways, and curbs and water all lawns and flower beds when necessary and/or as directed by the Property Manager.
- Paint any common areas as requested by the Property Manager.
- Clean catch basins and ramp drains, gutters, etc., when required or as directed by the Property Manager.
- Change interior and exterior light bulbs and garage light fixture lamps, etc., as required or as directed by the Property Manager.
- Request and obtain current and future rental vacancy information and keep the availability list (including assignments) and signs up to date in accordance with the information received from the Property Manager.
- Rent collection & follow up & taking cheque deposits to the bank required.
- Request and obtain a current rental price list for the Apartments at your property.
- Additional duties as may be needed in Marketing, leasing, & maintenance.
To succeed in this role, you have
- Ability to work in a fast paced environment.
- 1-2 years experience as a site superintendent/maintenance technician.
- Proficient in Microsoft Office.
- Detailed with strong organizational skills and have the ability to multitask and prioritize day to day tasks and projects, must be flexible to react to changing priorities.
- Strong communication and interpersonal skills.
- A team player.
- Knowledge of the Residential Tenancies Act and residential lease agreements would be an asset.
