Summary Job Description

The residential construction site manager will work closely with the project manager and company leadership to lead and manage the on-site construction team and oversee all work on site to complete projects on time and within budget, to specifications and with acceptable quality. This role will ensure quality standards are met, and all equipment and materials are always available on-site. The residential construction site manager will be responsible for orderliness on-site and ensure compliance with safety regulations.

The right candidate will have a working knowledge and hands-on experience of all facets of a new residential / home construction build as time will be split between management and supplementing labor as needed – this should include general carpentry, siding, windows, roofing, framing, interior trim, flooring, tile, etc.

Responsibilities & Duties

  2. Management may assign or reassign duties and responsibilities at any time due to reasonable accommodation or other reasons.
  3. Travel between multiple (all) job sites and simultaneously manage workloads of individual projects.
  4. Select, coordinate, and manage subcontractors and suppliers involved in the construction process; monitor subcontractor performance, resolve conflicts, and ensure adherence to project requirements and timelines.
  5. Review and become familiar with the schedule and ensure adherence to it; follow the project timeline to ensure deadlines are met.
  6. Lead and motivate the on-site construction team, including subcontractors and suppliers; foster a collaborative and positive work environment, promote teamwork, and provide guidance and support as needed.
  7. Maintain a safe and compliant work environment by enforcing safety protocols and ensuring adherence to relevant building codes, regulations, and permits; conduct regular safety meetings and inspections as needed to address any safety concerns promptly.
  8. Identify and resolve problems and conflicts, organize meetings and cooperate with team members in various roles as necessary.
  9. Monitor work and materials to ensure quality control standards are met at various stages of the project; ensure that all construction work meets or exceeds industry standards and client expectations – conduct regular inspections and audits to identify and address any deficiencies promptly.
  10. Responsible for confirming correct materials are delivered on-site when needed.
  11. Communicate with the project team and support each subcontractor to execute their job duties effectively and efficiently.
  12. Perform inspections and schedule inspectors to meet the varying safety and compliance regulations of each job location.
  13. Maintain and provide written notes, logs, lists, etc. as requested by the project leadership team.
  14. Set an example in keeping the job site organized and clean, including meeting standards for waste disposal and environmental protection.
  15. Attend office production meetings as needed (e.g. project portfolio review meeting).
  16. Creation of detailed punch lists (with photos as needed) required to close out work.
  17. Ad-hoc material pick up as needed to keep work moving.
  18. Ensure adherence to all health and safety / OSHA standards and report issues.
Required Competencies & Skills

  3. Proficiency in project management skills such as time and scope management, project budgeting, resource management, and project scheduling.
  4. Strong communication skills (verbal and written); thorough and attentive to details; able to prioritize and multitask; deadline-oriented.
  5. Must be able to understand and interpret architectural and structural plans.
  6. Ability to calculate figures such as percentages and square footage; ability to apply basic concepts of algebra and geometry.
  7. Ability to accept feedback and use it to improve the quality of production.
  8. Must be technically savvy relative to smartphone and computer use; ability to use technology to enhance communication to client, internal teams, and subcontractor/supplier partners.
  9. Must have strong knowledge of relevant computer software/applications such as Microsoft Word, MS Excel, MS Outlook (email and calendar), MS Project.
  10. Ability to resolve difficult situations that arise from the schedule, billing, change orders, etc.; assist all involved in understanding others’ perspectives and ultimately resolve conflicts to the reasonable satisfaction of everyone in which all parties sincerely feel listened to and understood.
  11. Ability to always stand by what you say and do and own decisions and consequences regardless of outcome.
  12. Professional appearance, consistent, excellent follow-up, organized, timely, disciplined.
Required Education & Work Experience:

  1. 5+ years of proven experience as a successful residential construction site manager including concurrent management of multiple construction sites and field crews with subcontractors.
  2. Strong knowledge of construction management best practices with proven risk and issue management experience.
  3. Knowledge and full understanding of building codes.
  4. Fluency in software programs related to construction management, including office and project management software (e.g. Microsoft Office products – Outlook, Word, Excel and MS Project).
  5. Must understand the value, and have experience, in following company processes and show a willingness to improve processes as part of the team.
Preferred
  1. Occupational Safety and Health Administration (OSHA) 30-Hour Outreach Training.
  2. CSL – Construction Supervisor License.
Compensation & Benefits

  1. Hourly employee – $30 to $40/hr. based on skills and experience.
  2. Paid holidays (6) – New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving, and Christmas.
  3. Vacation time – 10 days per year. Unused days can be rolled into the following year.
  4. A laptop computer or tablet will be provided if needed.
