Senior Manager of Assets and Properties

Emil Anderson Properties (EAP) is a real estate development company who has been invested in the Okanagan and Fraser Valley since 1987. We believe in long-term investments in property and people. Our Land Development and Leasing activities are primarily focused in the Fraser and Okanagan Valleys. This position is based in Chilliwack B.C.

Position Overview: The Senior Manager of Assets and Properties is a strategic leader responsible for the lifecycle management, optimization, and value enhancement of the organization’s real estate and physical assets portfolio. This role aligns asset and property strategies with long-term business objectives, ensuring operational efficiency, financial sustainability, and strategic growth. The Senior Manager will collaborate closely with the VP of EAP, senior leadership, and other internal and external stakeholders to ensure the long-term success and profitability of the company’s real estate portfolio.

Responsibilities:

  • Strategic Asset Planning: Develop and execute long-term asset and property strategies that align with organizational priorities, growth plans, and sustainability objectives.
  • Portfolio Optimization: Continuously assess the performance, utilization, and return on investments.
  • Capital Planning and Forecasting: Lead multi-year capital planning processes, asset condition assessments, and funding strategies to support strategic investment decisions.
  • Governance and Compliance: Establish and maintain governance frameworks, risk management protocols, and performance standards to ensure assets and properties are safe, compliant, and future ready.
  • Cross-functional Collaboration: Partner with Finance, Operations, Legal, and Executive Leadership to ensure integrated decision-making around assets and facilities.
  • Contract and Vendor Strategy: Oversee vendor contracts, leasing agreements, and property negotiations to ensure optimal financial and operational outcomes.
  • Sustainability and Innovation: Drive initiatives to improve environmental performance, energy efficiency, and resilience of the asset and property portfolio.
  • Data driven Insights: Onboard and manage asset management system and report on analytics to inform strategic decisions, lifecycle costing, and risk forecasting.
  • Leadership: Lead and mentor property team, fostering a high-performance culture focused on accountability, safety, and continuous improvement.
  • Conduct detailed market research and proforma analysis to recommend property opportunities for long-term revenue generation on existing assets.
  • Collaborate with the VP and other stakeholders to provide strategic recommendations and periodic reporting.
  • Manage all income-producing properties, ensuring efficient operations, financial performance, and tenant satisfaction.
  • Work closely with the VP and other stakeholders to develop and report on key performance indicators, including annual growth, profitability, and cash flow metrics.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate, Finance, or a related field;
  • 5-10 years of experience in real estate, asset management, development, property management or a similar field, with a demonstrated track record in leadership and strategic planning.
  • Strong background in financial analysis, reporting, and strategic planning within the real estate sector.
  • Proficiency in market research, financial, and property management software.
  • Exceptional leadership, communication, and collaboration skills, with the ability to influence and inspire teams.
  • Proven ability to make sound business decisions and align business activities with the company’s vision.
  • Strategic Vision: Ability to create and communicate a clear vision for the properties division, ensuring alignment with the company's growth and development goals.
  • Leadership: Strong leadership skills with the ability to inspire and manage a high-performing team.
  • Financial Acumen: Excellent skills in financial analysis, reporting, and making strategic recommendations based on data-driven insights.
  • Market Research: Advanced market research capabilities to inform property acquisition strategies and development opportunities.
  • Collaboration: Ability to work effectively with both internal and external stakeholders to advance the company’s goals.
  • Communication: Strong verbal and written communication skills, with the ability to present complex data and strategic recommendations to senior leadership and partners.
  • Relationship Building: Proven ability to develop and maintain strong relationships with key partners, tenants, and external stakeholders.

The salary range for this position will be discussed during the interview stage, taking into consideration candidate qualifications and experience.
