Nch’ḵaỷ Development Corporation was established in 2018 as the economic development arm of the Sḵwxwú7mesh Úxwumixw (Squamish Nation). Our Mission is to generate wealth and prosperity from economic opportunities for current and future generations of the Squamish Nation.

The Senior Director of Real Estate Operations is a Permanent Full-Time position based at Nch’ḵaỷ’s Head Office. Our Head Office is in West Vancouver, BC on the traditional, ancestral and unceded territory of the Sḵwxwú7mesh Nation.

Scope of the Position

The Senior Director of Real Estate Operations plays a crucial role in overseeing the operational aspects of Nch’ḵay’s operating real estate portfolio and its ongoing development pipeline. The position requires a focus on maximizing revenue while minimizing operational costs and managing risks associated with real estate management and investments.

Reporting to the Executive Vice President of Real Estate & Development, the Senior Director will be responsible for the design and implementation of key processes and platforms to enable the ongoing growth of the portfolio, oversight of critical contractual and partnership arrangements, and support of all governance and regulatory reporting requirements. They will oversee Team Members responsible for the delivery of key assets and related project delivery.

The primary responsibilities of the Senior Director include the oversight of day-to-day operations, strategic planning, and direct supervision of real estate assets and redevelopment. This role involves coordinating with various departments, such as Finance, Marketing, and Construction to ensure seamless operations across all platforms.

Duties, Responsibilities, Authority and Accountabilities

Strategic Leadership

  • Develop and implement Real Estate operational strategies that align with Nch’ḵay’s overall corporate direction and align with the values and strategic direction of the Squamish Nation.

Financial Management

  • Oversee budgets and financial plans, ensure cost-effective operations;
  • Establish and support the development of portfolio valuation frameworks and proformas for both real estate operating and development projects.

Team Management

  • Lead, mentor, and develop a team of real estate professionals with an ability to deliver direct and deep industry experience to elevate delivery of core work and foster an environment of professional and personal growth.

Compliance

  • Ensure all real estate operations comply with relevant regulations and laws; coordinate with critical teams within the Squamish Nation and other jurisdictional partners to ensure both regulatory and policy frameworks are established, and in practice, for all managed assets/developments both on- and off-reserve.

Interested Party Coordination

  • Liaise with project managers, contractors, and other stakeholders to ensure project deadlines are met.

Market Analysis

  • Conduct market analysis to inform property positioning and pricing.

Technology Implementation

  • Implement technology solutions to improve operational efficiency.

  • Perform other duties as required

Reporting Responsibilities

  • Reports to the Executive Vice President, Real Estate & Development

Knowledge, Skills, and Experience

  • Knowledge
  • A bachelor’s degree in real estate, business administration, finance, or a related field is essential
  • A master’s degree in business administration or real estate is preferred
  • Relevant certifications such as Certified Property Manager (CPM) or Certified Commercial Investment Member (CCIM) are considered assets

Skills

  • Strong leadership, strategic thinking, and practical operational skills

Experience

  • Substantial experience in real estate management, including a proven track record of successful portfolio growth and real estate operations optimization
  • A minimum of 10 years’ experience working within the real estate and development industry
  • Ideally an individual with demonstrated experience working within Indigenous economic development

Special Requirements

  • Willing to work additional hours as required
  • Able to travel to meet the demands of Nch’ḵay

Working Conditions

  • Office work (prolonged sitting, lifting boxes up to 25 lbs.)

Job Types: Full-time, Permanent

Pay: $180,000.00-$250,000.00 per year
