(Senior) Construction Project Manager - Owner's Rep

Job Description

Pre-Construction:

• Manage and review all design documents, supervise design efficiency, and propose value engineering.
• Manage and review tender documentation for construction-related phases.
• Assist the Development team in securing and negotiating all contracts relevant to construction.
• Engage in the pre-construction process with the construction management company and secure RFPs.
• Work with the construction management company to optimize the schedule.
• Collaborate with cost consultants, the construction management company, and sub-trades for proforma.
• Engage with potential trades, evaluate market pricing, and new technologies.

Construction Phase:

• Contract administration.
• Supervise project issues for construction drawings and value engineering.
• Lead weekly construction site meetings.
• Manage, distribute, follow up, and update project schedules.
• Work closely with the construction management company for site control and management.
• Review reports from the construction management company.

Quality Management:

• Implement and follow up on quality control procedures.
• Establish and implement the requirements for inspections and 3rd party testing.
• Secure and analyze all testing reports.
• Ensure prompt remedial action.

The Successful Applicant

• 10-15+ years of low-rise and high-rise residential construction experience with strong exposure to mixed-use developments.
• Site superintendent and construction management experience is preferred.
• Post-secondary education in Engineering or Construction Management is strongly preferred.
• Outstanding leadership capabilities with experience overseeing staff members and managing relationships internally and externally.
• Intermediate level MS Office skills, particularly with MS Excel, Word, and Project.
• Professional level Procore experience.
• Intermediate level Newstar experience.
• High level of integrity and accountability; determination to see projects through to the end and do what is necessary for success.
• Experience with a large residential builder is strongly preferred.
