We are looking for an experienced Senior Property Manager to join our Commercial team. If you are a detail-oriented, professional property manager with experience in managing more complex portfolios, we want to meet you!
Summary:
The Senior Property Manager, Commercial for Cushman & Wakefield | Stevenson is an exceptional communicator who has the passion and drive to serve the client by ensuring their property is well looked after and delivers the financial returns expected to the Owner. The Senior Property Manager, Commercial is involved in all aspects of day-to-day operations of the property, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. The Senior Property Manager, Commercial handles tenant complaints and service requests, and must be familiar with the terms of tenant leases.
The Senior Property Manager, Commercial reports directly to the Director, Commercial.
Required Skills and Abilities:
- Post-secondary education at the College or University level.
- CPM designation preferred.
- 6+ years of Property Management experience with the ability to manage a large portfolio of at least 500,000 square feet.
- Must have good knowledge of commercial real estate including a broad understanding of finance, leasing, legal, and marketing, construction, and the tenant relations requirements of managing a property.
- Working knowledge of building systems such as HVAC, roofing systems etc.
- Valid drivers license required.
- Computer Skills – intermediate to advanced skills in Spectra, Excel, Word and other Microsoft Office programs.
- Ability to work effectively in a rapidly growing/changing environment.
- High degree of resourcefulness, flexibility and adaptability.
- Communication Skills - Ability to communicate effectively and professionally, both oral and written with both internal and external stakeholders; Experience communicating with media an asset.
- Relationship Skills – Ability to develop and sustain cooperative working relationships at all levels of the organization; be a mature and self-motivated team player with good conflict-resolution and people management skills; develop productive relationships with vendors.

Duties and Responsibilities:
- Conducts monthly inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property, including common areas, building exteriors and landscape.
- Works collaboratively with the owner to create Property Management and Preventative Maintenance plans, including the replacement of major capital expense items such as HVAC system, roof systems and parking lot surfaces.
- Keeps accurate records of space conditions including roof, HVAC and utilities.
- Creates and implements leasing strategies for buildings within the portfolio.
- Administers leases, reviews all tenant billings, analyzes lease clauses, prepares vacancy reports, enforces tenant compliance and performs other landlord obligations.
- Identifies leasing prospects and responds to routine leasing inquiries.
- Approves, oversees and administers contracts for provision of property services, such as cleaning and maintenance, snow removal, landscaping, etc.
- Ensures all tenant and landlord insurance is current.
- Prepares legal documentation such as lease documents, renewals, etc.
- Ensures an in-depth knowledge of each property within the assigned portfolio.
- Continually strives for exceptional maintenance and management in accordance with approved budgets and property management agreements.
- Provides support and assistance as required to other team members, in particular as workloads fluctuate.
- Collaborates effectively with team members throughout the business, from all levels.
- Makes use of knowledge of standard office administrative practices and procedures.
- Ensures that deliverables align with the strategic priorities of the business units supported.
- Analyzes and distributes monthly financials including operating variances from budget, cash management and strategies for collecting receivables.
- Prepares, implements and oversees annual operating budgets for each building in the assigned portfolio. Presents budgets to building owners and ensures agreement.
- Ensures monthly financial statements and disbursements are accurate and timely.
- Ensures rent is collected and overdue accounts are no greater than 5% per month.
- Provides recommendations to the Director, Commercial on the most efficient use of time and equipment, in order to manage project costs.
- Builds sustainable relationships with clients, co-workers, vendors, real estate community and tenants.
- Provides excellent tenant service. Responds to tenant requests/problems in a timely and courteous manner, and generates work orders directed to vendors or maintenance staff; follows-up with the tenant to ensure satisfactory resolution of the issue; and ensures that there is 24-hour emergency coverage for the property at all times.
- Ensures a smooth process for tenants that are exiting as well as new tenants coming in.
- Corresponds with tenants regarding rent collection, overdue accounts, building violations, common area costs and property taxes.
- Facilitates conflict resolution between tenants and owners.
- Participates actively in committees and team meetings as assigned.
- Other duties as required and assigned.
