Role Description
Based in Calgary, the Security Coordinator – Calgary Office, will be responsible for supporting the Security Manager, Supervisors, and other QuadReal Property Group operational and management staff at office properties in Calgary. This position will be responsible for the management of physical security systems to include maintenance and administration of the various components which make up a physical security system as well as other systems used to support security operations. This position will ensure properties have effective physical security programs with a focus on security technology, access, and identity management, while providing exceptional customer service, that is consistent across the regional portfolio adhering to best practices and QuadReal Property Group standards. This is an onsite position based out of downtown Calgary.
Major Responsibilities
- Align property security system standards to ensure consistent processes which guide the execution of work and the integration of technologies. Ensure the delivery of security services using technology is consistent at each property.
- Assist with the preparation and oversight of RFPs for security technology solutions as well as supporting the Manager, Security and Life Safety, ensure security services are delivered as per the scope detailed in service agreements.
- Support properties implement and manage security technology solutions such as mobile access credentials and visitor management.
- Manage physical access card and mobile credential administration, in coordination with staff at each property.
- Creates and maintains programming for security devices, including access levels, time zones and access groups. Delete obsolete programming. Works with Security Integrator for the programming of new equipment and decommissioning of old equipment. Setting up, deleting and maintaining user accounts for security systems.
- Generate access and activity reports for tenants and property management as requested.
- Coordinates regular security system audits, back-up, and data archives. Ensure access control system database integrity is maintained.
- Directly manage or assist with security system related projects.
- Conduct drawing reviews for landlord and tenant projects involving security systems related work. Ensure compliant with standards detailed in leasehold improvement manuals and technical standards documents.
- Maintain technical standards documentation for tenant installations of security devices connected to the base building access control system where applicable.
- Coordinate with vendors and suppliers for the procurement of credentials, supplies and equipment as needed.
- Identify security system issues, monitors for functionality and status and conducts troubleshooting and assessment prior to escalating technical problems to resolve issues. Works in conjunction with technicians to test and troubleshoot security issues to ensure system integrity.
- Work with the Manager, Security and Life Safety, Security Integrators, QuadReal IT, Andorix and the Digital Innovations Team to help detect weaknesses with security management assets that may make them vulnerable to cyber-attacks or critical failures.
- Work with Andorix for managing GPON network infrastructure requirements and issues to ensure that new and existing security system components work properly.
- Work with Security Integrators to identify equipment and software that is at or nearing end of life, to arrange for upgrades supported by a service agreement and/or propose to the Manager, Security and Life Safety, upgrades that are required under operating or capital expenses.
- Schedule and oversee preventative maintenance of property security systems.
- Develop and maintain training documentation for security systems to share with properties. Train staff on proper protocols and system use.
- Assist the Manager, Security and Life Safety, with the development and maintenance of Standing Orders related to security systems, related processes, policies and procedures. Ensure work adheres to established policies, procedures, objectives, quality assurance and guidelines. Ensure security operations occur consistent with QuadReal policy and property Standing Orders.
- Prepare written documentation and provides reports re: technical problems, incidents, front line investigative issues and other security-related matters as requested by the Manager, Security and Life Safety. Maintains records and information pertinent to work assignments.
- Work with the Manager, Security and Life Safety, National Security Committee and Digital Innovations Team to evaluate innovative technology to include supporting pilot projects.
- Other duties as assigned by the Manager, Security and Life Safety.
Qualifications
- 5+ years of related Property Management experience or post-secondary courses in security technology required.
- Relationship Skills – Ability to communicate effectively and professionally, both oral and written with owners, tenants and team members; ability to develop and sustain cooperative working relationships; professional phone manner; mature and self-motivated team player with good conflict-resolution skills; committed to personal growth and integrity aligned with QuadReal’s objectives.

- A fundamental knowledge of state-of-the-art security technology such as alarm and access control, CCTV, and communications technologies. Previous experience with CCure 9000, Lenel, Milestone, and Aiphone preferred.
