Building Investments is an ideal place for the energetic sales and marketing person with a passion for sales and customer satisfaction. The Company excels in real estate investments, building renovation, and management in Ottawa. We build new or buy old apartment buildings, renovate them to today's standards, then the Property Management sales & marketing team rents the units out to great tenants. The Company is growing and requires an outstanding Sales & Marketing Agent focused on turning rental leads into tenants.

Overall Summary of Duties
The incumbent will be the leasing and marketing expert for all properties currently under management. S/He will be accountable for managing existing properties and growing the property management business with our business development strategy. S/He will be responsible for all potential tenant interactions, leasing package preparation, business development for new clients, and providing some administrative support to the team, performing general administration duties.

Key Responsibilities:

Sales & Marketing Rental Agent Role:

  • Perform market research to understand fluctuating market rents.
  • Manage all tenant advertising and showings to achieve a 0% vacancy.
  • Manage all tenant interactions to obtain a full rental application package.
  • Manage all tenant required documentation: lease, parking, pet, storage, rules & regulations, policies, etc.
  • Manage all new tenant move-in inspections, recording, and Move In Ready tasks.
  • Manage and promote revenue-generating opportunities: leasing upgrades, service upsells.
  • Ensure the unit & building are the most presentable possible for showings.
  • Work closely with the Property Manager to deliver & provide on-site tenant customer service (help move in, get units furnished, deliver notices, etc.) for a full-service experience.
  • Quickly respond & complete showings for new tenants.

Administration Support:

  • Be an expert at using the property management platform, Buildium.
  • Make recommendations to improve templates, contracts, systems, and automation.
  • Deliver great customer service: regular follow-up, fast same-day replies, amazing showings, outstanding leasing experience, full leasing package preparation.
  • Develop, prepare, and post marketing material (leasing ads, blogs, newsletters, flyers).
  • Create, maintain, and update the CRM, website, and lead generation systems.
  • Create, manage, and update our business development ads.
  • Create, manage, and update our key performance indicators tables.
  • Maintain property and tenant records accurately and up to date at all times.
  • Answer all incoming business inquiries from existing & potential tenants.
  • Support the construction & renovation team if and when required.

Key Requirements:

  • Neat, clean, professional dress code at all times.
  • Must have a vehicle and valid driver’s license.
  • Must have 2+ years proven track record in a full-time sales, marketing, and customer service role.
  • Must have 2+ years proven track record of business development for new clients.
  • In-depth knowledge of Microsoft Office, Google Office, social media advertising, and Facebook Marketplace.

Strong Assets:

  • A proven sales track record in a specific field.
  • College or University Degree in Business Administration, Sales, or Marketing.
  • 3+ years as a real estate or leasing agent.
  • 3+ years proven track record in full-time sales with customer service role.

Hours of Work - Full Time:

  • Must be available for showings 10 am till 6 pm weekdays, and 9 am till 5 pm on Saturdays during peak leasing, and for tenant move in/out.
  • Hours of work may change depending on Company and seasonality of leasing demands.

Job Types: Full-time, Permanent

Pay: $36,240.00 - $45,000.00 per year

Experience:
