Regional Maintenance Manager / Resident Services Manager

The Resident Services Manager reports directly to the Director of Maintenance and Operations. The Resident Services Manager coordinates with respective Regional Property Managers daily and is responsible for managing all maintenance personnel, sub-contractors and vendors in the performance of all phases of maintenance and minor construction for the apartment community.

RESPONSIBILITIES

1. Maintain and keep apartment interiors and exteriors in superior condition.
2. Ensure maintenance shops are organized and safe.
3. Provide Property Managers with updates of all maintenance performed, all areas of concerns, and personnel status.
4. Oversee all CORE properties to ensure conformance with the Resident Service Department Operating Manual.
5. Decrease expense in maintaining CORE properties.
6. Control expenditures, inventory and tools.
7. Directly responsible for major troubleshooting.
8. Conduct safety meetings.
9. Continuously train and develop personnel to achieve maximum growth potential.
10. Recruit and select only the highest qualified individuals.
11. Manage personnel with declining performance standards ensuring standards are maintained.
12. Conduct bi-annual evaluations.
13. Review all other evaluations within the department.
14. Create and maintain a positive, stimulating and safe working environment.
15. Other duties that may be needed or required as directed by the Regional Manager.
16. Achieve customer satisfaction through responsiveness to needs, enhanced communication and unparalleled professionalism.
17. Manage all special projects.
18. Must attend company sponsored events that relate to the development of the team, which, from time to time, may include overnight stay at locations away from the employee's home.
19. Other duties as requested.

EXPERIENCE

The Resident Services Manager should have the following minimal knowledge, skills and abilities:

Must reside within the geographic territory which they oversee.

1. Five or more years of experience in a supervisory role within apartment maintenance.
2. High school education or equivalent is needed with proficiency in both verbal and written communication skills.

PHYSICAL REQUIREMENTS/WORK ENVIRONMENT

1. Exposure to various types of weather.
2. Standing, walking.
3. Frequent pushing, pulling, lifting up to 25 pounds.
4. Crawling, kneeling.
5. Twisting, carrying.
6. Working with hands.
7. Driving - Must have valid driver's license and current insurance in order to drive for company purposes or have reliable transportation.
