Our client is seeking an experienced Real Estate Property Manager to oversee a mixed-use portfolio of office, retail, and residential properties in Alberta and BC, with quarterly travel to sites.
This role involves leading a team and managing all property operations, including maintenance, administration, tenant relations, and financial oversight, while fostering strong tenant relationships and delivering exceptional service.

Duties and Responsibilities:
The key job functions are:
Oversee Property Management Operations
- Supervise and mentor the property management team, contractors, and indirect staff.
- Conduct site visits, oversee maintenance and capital improvements, and ensure compliance with regulations.
- Monitor operating costs, prepare maintenance schedules, and manage building inspections.
Manage Construction and Maintenance Projects
- Coordinate and oversee tenant and landlord improvements, repairs, and renovations.
- Review construction plans, ensure compliance with lease agreements and codes, and update CAD drawings as needed.
- Liaise with suppliers and contractors to ensure timely completion of projects.
Tenant Relations and Support
- Build and maintain strong tenant relationships while addressing concerns and ensuring tenant satisfaction.
- Manage tenant move-ins, move-outs, and lease agreements, including monitoring arrears and tenancy statuses.
- Communicate proactively regarding property issues, events, and updates.
Financial Oversight
- Monitor tenant receivables and supplier invoicing, ensuring accurate rent collection and payment tracking.
- Collaborate with the accounting team to improve reporting and streamline AR/AP workflows.
- Inform senior management of financial concerns and tenant payment issues.
Maintain and Improve Property Occupancy
- Facilitate property viewings, onboard new tenants, and oversee lease-related responsibilities.
- Recommend potential tenants and develop strategies for long-term occupancy.
- Ensure compliance with landlord and tenant obligations for leased spaces.
Additional Responsibilities
- Attend management meetings, provide updates on property operations, and perform market analysis.
- Stay informed of industry trends and economic conditions to guide decision-making.
- Undertake additional tasks and analyses as requested by senior management.
Education:
- Post secondary in related field an asset.
- Industry designation an asset.
Qualifications:
- Possession of a valid driver’s license and reliable vehicle.
- Complete a clean criminal and credit check.
- Ability to work on-call as needed.
Experience:
- 5+ years in similar leadership role.
- 5+ years experience managing commercial and retail mixed use portfolio.
- Familiarity with Building Standards and the ability to research relevant guidelines.
- Proficient in Microsoft Word, Excel, PowerPoint, and email systems.
- Competent in reading and interpreting construction drawings.
- Experience with CAD drafting or a willingness to learn.
- Strong ability to read and comprehend lease agreements.

Base Salary: $85,000 – 90,000+ per year

Work Hours:
- 40 hours per week
- M-F 7:30-4:30 (one hour lunch)
- On call availability as needed

- This opportunity does not include relocation. It will be the responsibility of the candidate should relocation be required.
