Property Management Supervisor

The Property Management Supervisor will give leadership and direction on all property management issues, policies, procedures and plans for all the affordable housing buildings of The Mustard Seed. The Property Management Supervisor ensures the buildings operate in a drug-and-alcohol-free, safe, clean, secure and healthy living environment according to best industry and management practices.

DUTIES AND RESPONSIBILITIES:

• Communicate regularly with TMS Housing and the tenants on issues affecting the property;
• Communicate accurate rentable space and market all vacancies with Resident Support;
• Prepare annual management plans for the Tower and manage budgets, contracts, review and report as required;
• Ensure acceptable living standards are maintained in the Tower, that they operate within Mustard Seed policy and budget;
• Assure the Tower is properly maintained and complies with codes, municipal bylaws and tenancy license standards;
• Oversee Tenant Management, as per Permanent Supporting Housing Tenancy Act and The Mustard Seed policies;
• Ensure systems and procedures are in place to support all of the above;
• Manage and support staff involved in supporting all of the above;
• Initiate and administer insurance claims with insurers based on policy;
• Track statistics and prepare reports as required;
• Abide by all Health & Safety protocols including completing a report for all incidents that occur, including near misses, in a timely manner.

MINIMUM QUALIFICATIONS AND SKILLS

• Accreditation: CPM or ARM preferred
• A passion to be part of ending homelessness in Alberta;
• Understanding of homelessness and desire to work with marginalized individuals.
• Minimum 5 years work experience in property management;
• Experience in managing budgets and contracts;
• Organized with strong administrative, writing, documentation and computing skills;
• Strong communication skills and ability to work within a cross-functional team;
• Strong work ethic, naturally takes initiatives;
• Minimum class 5 Driver's License with clean driver’s abstract.

WORKING CONDITIONS

• Travel to Mustard Seed residential buildings as required. Parking is provided as a requirement of the role.

Training on how to respond is provided, but this is to be considered typical working conditions. Many of our clients are unaware of the impact of these comments.
• Moderate physical effort needed to successfully accomplish the essential job functions, such as keyboarding and entering data in databases.

ADDITIONAL REQUIREMENTS

• An Employment Background Check is required for all positions at The Mustard Seed.
• As The Mustard Seed is a Christian ministry, we require our employees to agree to respect and not detract from The Mustard Seed’s Employment Values during their employment at The Mustard Seed.
• Must have legal authorization to work in Canada on a full-time basis for anyone other than current employer.

This position requires the use of a personal vehicle for company use. The candidate must have a valid driver’s licence and maintain $2M Vehicle Liability insurance on the vehicle being used.
This position also requires the use of a company vehicle. Candidate must have and maintain valid driver’s license and will need to consent to a driver’s abstract request.
