ZEN Residential is seeking a sharp and analytical Property Analyst to join our innovative property management team. As a company committed to redefining property management through data-driven insights and exceptional service, we're looking for someone who can help us optimize our portfolio performance and drive strategic decision-making. You will play a pivotal role in evaluating and enhancing the performance of our diverse property portfolio. You'll work closely with asset managers, property managers, and other stakeholders to analyze data, identify trends, and provide actionable insights that support our unique approach to property and asset management.

Key Responsibilities

• Conduct comprehensive analysis of property performance metrics, including occupancy rates, rental rates, and operating expenses
• Develop and maintain financial models to forecast property performance and cash flows
• Prepare regular reports on key performance indicators (KPIs) for individual properties and the overall portfolio
• Assist in the evaluation of potential property acquisitions and dispositions
• Analyze market trends and competitive landscapes to inform pricing and marketing strategies
• Support the budgeting and forecasting process with data-driven insights
• Identify opportunities for revenue enhancement and cost reduction across the portfolio
• Collaborate with property managers to develop and implement performance improvement plans
• Assist in the preparation of investment committee and board presentations
• Contribute to the development and refinement of analytical tools and dashboards
• Support special projects related to portfolio optimization and strategic initiatives

Qualifications

• Bachelor's degree in Real Estate, Finance, Economics, or a related field
• 2-4 years of experience in real estate analysis, preferably in the residential property sector
• Strong understanding of real estate financial metrics and valuation methodologies
• Proficiency in financial modeling and advanced Excel functions
• Experience with property management software and business intelligence tools
• Knowledge of real estate market dynamics and economic factors affecting property performance
