Job Description: Project Manager – High-Rise Residential Construction

Position Overview:
The Project Manager for High-Rise Residential Construction is responsible for the end-to-end management of high-rise residential construction projects. This role involves overseeing all phases of the project, from initial planning through to completion, ensuring the project is delivered on time, within budget, and in accordance with all applicable regulations and quality standards. You will collaborate with architects, engineers, contractors, subcontractors, and clients to coordinate and manage all project activities, maintaining clear communication and addressing challenges as they arise.

Key Responsibilities:

  1. Project Planning and Coordination:
    • Work with architects, engineers, and other stakeholders to develop comprehensive project plans, including scope, schedule, and budget.
    • Secure necessary permits and approvals for construction, ensuring compliance with local regulations and zoning laws.
    • Establish project milestones and define key deliverables to align with client expectations.
  2. Budgeting and Cost Control:
    • Develop and manage project budgets, ensuring that expenditures are within approved limits.
    • Monitor and track project costs, identifying cost-saving opportunities and implementing corrective actions where necessary.
    • Review, approve, and process invoices, change orders, and payment requests in coordination with the leadership team.
    • Provide regular financial performance updates to senior management, highlighting any variances or concerns.
  3. Construction Management:
    • Oversee daily construction activities, ensuring adherence to project specifications, safety standards, and quality controls.
    • Coordinate and manage subcontractors, suppliers, and vendors to maintain schedule and quality standards.
    • Resolve issues related to construction delays, quality concerns, or changes to project scope.
    • Conduct site inspections to ensure compliance with safety protocols, quality standards, and project timelines.
  4. Schedule Management:
    • Develop and maintain detailed project schedules, identifying critical paths and key milestones.
    • Continuously monitor project progress, adjusting schedules as necessary to mitigate delays and optimize project timelines.
    • Address scheduling conflicts and work to ensure timely project completion without compromising quality.
  5. Risk Management:
    • Identify potential risks to the project’s success, such as safety concerns, resource limitations, or regulatory hurdles.
    • Develop and implement proactive risk management strategies and contingency plans to minimize disruptions.
    • Regularly assess risks throughout the project lifecycle, adjusting mitigation strategies as necessary.
  6. Communication and Stakeholder Management:
    • Foster clear and continuous communication among all project stakeholders, including clients, subcontractors, consultants, and internal teams.
    • Facilitate regular project meetings, providing updates on progress, risks, and key developments.
    • Ensure accurate and timely reporting on project status, key performance indicators, and deliverables.
    • Build and maintain strong relationships with clients, ensuring their needs and concerns are addressed promptly and professionally.

Requirements:

  • Proven experience as a Project Manager in mid-to-high-rise residential construction projects.
  • In-depth knowledge of construction methods, building codes, safety regulations, and industry best practices.
  • Proficiency with project management software (e.g., Procore, Buildertrend, MS Project, etc.).
  • Strong leadership skills with the ability to manage diverse teams and foster a collaborative work environment.
  • Excellent communication, negotiation, and interpersonal skills, with the ability to build and maintain relationships across all levels of an organization.
  • Demonstrated ability to manage multiple projects simultaneously, balancing competing priorities effectively.
  • Strong analytical and problem-solving skills with a keen attention to detail.
  • Professional certifications, such as Project Management Professional (PMP), are a plus.
