Job Description
Responsible for providing project/construction management services, as well as administering and supervising Tenant and Landlord improvement activities for Brookfield Properties.
Responsibilities
- Tenant Work Project Management:
- Responsible for working with Tenants, their designers and contractors, reviewing Tenants’ drawing submissions to ensure that proposed design and construction meets Brookfield guidelines and standards.
- Recommend changes to drawings and specifications for compliance with Brookfield standards and ease of construction through a review letter.
- Monitoring Tenant’s construction projects to ensure that procedures, materials, and equipment comply with approved plans, specifications, and samples, building standards and quality.
- Maintain, revise, and update Construction Manuals as a result of code changes or company standard changes; ensure that required start up documents are received and filed.
- Co-ordinate with tenants, their consultants and contractors during construction to assist in resolving building issues, site problems, and to assist in maintaining project schedule.
- Manage documentation and tenant correspondence relevant for the project.
- Manage and maintain good relationship with Tenants and their representatives.
- Manage Lease requirements and associated Landlord obligations and milestones.
- Capital and Landlord Work Project Management:
- Prepare and participate in budget estimates and schedules for Landlord Work and Capital Expenditure projects.
- Manage site meetings and project inspections to ensure projects are delivered on time and on budget.
- Recommend selection of consultants and contractors for Landlord Work; manage the key relationships with the selected project team to deliver a successful project based on approved timing, scope and budget.
- Manage consultants, contractors and/or other contractors for the duration of the project.
- Prepare, review and issue tender documents, contracts, purchase orders and forecasting through Construction Manager/Yardi.
- Responsible to track project finance, monthly forecasting and project updates to all stakeholders.
- Coordinate and notify building teams of construction activities.
- Review documentation during project including shop drawings, schedules, site instructions, and change orders; ensure that required closeout documents are received and filed, and that all permits are closed.
- Monitor deficiency lists; review projects at end of warranty period for defects and non-compliance items.
- Advise management of up-to-date construction management concepts and practices.
- Actively participate in the 10-year Capital Planning process for the Western Region; create budget, gather supporting documentation and present plan to stakeholders.
- Support to Other Departments:
- Assist Leasing (office & retail), Asset Management and Legal Departments in the negotiation and finalization of lease documents related to construction work and issues.
- Provide accurate project status updates to all stakeholders (schedule and cost).
- Collaborate and support Property Management with building modifications, capital projects, finishes selection, and research.
- Billing & Administration:
- Approve invoices and tenant allowances; review and recommend approval of payments to contractors, suppliers, etc. for quantities of materials received or used and work completed during specific periods.
- Develop, recommend, and maintain accurate and current project budgets.
- Embody and support Brookfield Properties’ Safety, Health and Environment Policy.

Experience & Technical Skills
- Project management skills including experience with managing general contractors, designers, and engineering consultants.
- 3-5 years’ related experience in construction project coordination or management.
- Excellent knowledge of construction methodologies, terminology, and procedures.
- Strong ability to manage multiple types of projects, meet deadlines and thrive in a fast-paced environment.
- Ability to communicate with tact and diplomacy, with strong negotiation and dispute resolution skills.
- Strong financial acumen, with experience managing project budgets, forecasts, and ensuring cost-effective delivery.
- Proactive and creative project leader who has demonstrated the ability to develop strong relationships and work in a collaborative, integrated manner.
- Demonstrated experience leading multi-disciplinary teams in the delivery of projects.
- Ability to recognize, prioritize and mitigate project risks.
- Strong knowledge of building codes, contract law, construction material, and design concepts.
- Knowledge of construction, contract practices and project close out procedures.
- Computer Software knowledge of MS Office 2010, Outlook, Microsoft Project and Yardi.
Education/Designations/Licenses
- Post-secondary degree/diploma in construction management, architecture, engineering, or related field.
- University Education; P.Eng, or PMP is an asset.
